Description

Built by the award-winning local developer, Walden Homes, in 2004, Clarendon House is a high quality and beautifully presented family home.

Rendered, with a clay tiled roof, it also boasts an impressive timber framed, green oak porch to the front of the property. The entrance hall, with Amtico floor, leads to the main reception areas, including the dual-aspect drawing room with Spanish marble fireplace and woodburning stove; wide steps lead up to the light, bright garden room, with French doors onto the terrace and lawns beyond and, in turn, through to the kitchen/dining room, with solid oak cupboards, granite work surfaces and integrated appliances. The utility/boot room has outside doors to both the front and rear of the house, fitted cupboards and sink. Completing the ground floor is a spacious dual-aspect sitting room, a study and a cloakroom/WC.

Upstairs, the triple-aspect principal bedroom has an en suite shower room and views over the garden. There are a further three double bedrooms, one with en suite shower room and also a family bathroom.

The house sits comfortably in its grounds, in an elevated position, with a large parking area to the front, enclosed by a well-established beech hedge. The spacious double garage has a separate integral workshop and stairs to a storage room above that is over 26ft in length, which could be changed to accommodation (STPP). The back garden, laid mostly to lawn, has views, from its highest point, of the surrounding countryside. There is access, alongside the property, onto the Old Portway, once a Roman road and now a footpath/bridleway – this section offering some 20 miles of walking route, uninterrupted by roads.

Directions

Take the A30 out of Salisbury and at the first roundabout, take the first exit onto the A338; at the next roundabout take the first exit (over the bridge); at the next take the second exit (staying on the A338); after approximately 1.5 miles turn right into Gomeldon Road; after approximately one mile you will come into Porton village; at the cross-roads (with hairdresser on one side and Porton Aquatics and Pets Centre on the other) go straight over and take the first turning into a gravel lane on your right – this is Buller Park.
