The Bussey Building & Copeland Park complex and Peckham Levels (atop of which is Frank’s bar) are also a short walk from your door for the trendiest of eateries, drinkeries, exhibitions, pop-up markets and the like. On the horizon in this locale, we're excited by The Peckham Coal Line which has been crowdfunded by some excellent local folk.

The ‘triangle’ at the end of Peckham Rye Park and Common's 113 acres is also awash with new places to eat, drink and hang out; Pedler, Mr Bao (Asian), Banh Banh (Vietnamese Street Food) and Voodoo Ray’s (pizza), Pizza Pickup (more pizza) being a handful. Bellenden Road, Choumert Road and Rye Lane provide more food and drink options (we especially like Artusi, the Begging Bowl and Ganapati). Camberwell, New Cross and Deptford are also close for other options.

Kids here or a twinkle in the eye? Local primaries include Edmund Waller and St Mary Magdalene C of E (both Ofsted-rated ‘Good’) and John Donne ('Outstanding'). Banana Moon Day Nursery on Machell Road is also close, or you are a short drive to The Villa Nursery on Lyndhurst Grove.
