House For Sale £799,950
Wroxton Road, Nunhead SE15
previous price £850,000

Description
1112 square feet of comfortable Victorian terrace, with pots and pots of potential. Find it on a quiet, residential, tree-lined back street in Nunhead (the stuff of driving lessons), bordering Peckham. Enjoy what both towns have to offer.

For stations, you’re positioned between a choice of three: Nunhead (eight mins), Queens Road Peckham (eight mins) and Peckham Rye (14 mins). All are Fare Zone 2, and the latter two offer London Overground services, while Nunhead has handy Thameslink services.

A small front garden sets the house back from the pavement. Once in, on your right is the sash-windowed double-reception, with stripped boards underfoot and a big bay window. The front room is over 12 feet by over 11 feet; the second reception is over 11 feet by nearly 10 feet - it’s a natural dining room.

At the end of the hall, a sliding door opens to a large kitchen/dining room which stretches over 15 feet (again, stripped boards here). A bay window is a lovely spot for casual meals. The fitted kitchen’s a basic one with wooden counters and lots of open shelving.

Beyond the kitchen you’ve got the windowed bathroom with both bath and independent wet-room style shower. We love the patterned floor tiles in here.

From the half-landing you’ve got a big double bedroom (over 14 feet by over 9 feet) with an east-facing sash window, and beyond this, a home office or single bedroom of over 8 feet by over 7 feet. It would also work as a bathroom if you fancied one upstairs too/instead. Access loft space from this room.

From the landing proper your master bedroom is at the front of the house. It’s over 15 feet by nearly 12 feet. You’ve got two south-facing double-glazed windows here, and some handy alcove storage.

Another double bedroom is adjacent - of over 11 feet by nearly 10 feet.

Access the garden from a back door in the kitchen. This is over 25 feet and currently a casual affair which would welcome being landscaped. From the garden you can see the very obvious extension potential that’s possible at the rear of the house.

Local green spaces include the Telegraph Hill Parks, Peckham Rye and Nunhead’s beautiful Victorian cemetery.

The area around Queens Road Peckham Station is busy with new places to eat and drink. We love Kudu (which now has three outlets - South African small plates, tapas and cocktails), Peckham Cellars, Mamma Dough, Beer Rebellion and Blackbird Bakery.

Nunhead Lane is also a short walk for independent shops including Ayre’s bakery and Soper’s wet fish shop. Babette, Four Hundred Rabbits, El Vermut and 28 Well Hung also come highly recommended. A new Co-Op store (plus a second cash point for Nunhead!) is the newest Nunhead offering.

Impressing friends/family? Peckham Bazaar on nearby Consort Road is the hottest table in SE15, with beautiful Balkan cuisine (be sure to book ahead).

The Bussey Building, Copeland Park and Peckham Levels are also a short walk for the trendiest of pop-up places. The ‘triangle’ at the end of Peckham Rye Park and Common's 113 acres is also busy with new places to spend your hard-earned pennies; Pedler, Mr Bao and Banh Banh (Vietnamese Street Food) being a few.

Bellenden Road, Choumert Road, Blenheim Grove and Rye Lane provide more food and drink options (we love Miss Tapas, Anderson's, Artusi, Levan, The Coal Rooms and Ganapati). Camberwell, New Cross and Deptford are also no great distance.

Kids? Edmund Waller Primary (Ofsted-rated ‘Good’) is close, and Banana Moon Day Nursery is popular for smaller ones, on nearby Machell Road.
