House For Sale £850,000
Hartley Road, Leytonstone, London E11

Description
Guide Price £850,000 - £900,000. Located within a coveted road in the heart of Leytonstone's popular Bushwood area, this sensational four/five-bedroom house offers a truly expansive space and plenty of opportunities for modernisation to create your ideal family home. The location is especially convenient, with a welcoming community, natural green spaces and the high street just minutes away.

Approaching the property, the first thing you'll notice is its grand Victorian exterior and front garden, which creates space between the house and the street for extra peace and privacy. Entering through the front door, you're met with a long hallway, immediately showcasing the impressive amount of space available in this property. There is so much to explore, it's hard to know where to start.

To your left is the spacious through-lounge, beautifully lit by large bay windows. This room has a spectacular sense of space; you could easily furnish this expansive room with both a suite and a dining set, plus much more besides. A delightful addition to this room is the original, ornate plaster mouldings to the ceilings, which adds a characterful twist to this social centre of this fantastic family home. To the rear of the room, there's a door leading out to the back garden which creates an elegant flow through the outdoor and indoor space. There's also access to a utility room – the original kitchen when the property was built, this space could be repurposed should you desire, or remain a useful and functional utility and laundry room.

Moving back into the hallway and following it down towards the rear of the property, there's access to a WC on your left and then you enter another generously sized reception room with the original ornate, plaster mouldings to the ceiling. That's right, this fabulous property offers not one but two living areas – and this room too could house an array of furniture in any manner of configurations. It would make a great entertainment or playroom, a separate large diner or anything you need to suit your family's lifestyle. It also has a lovely feature of an unusual, recessed, area sunk into the chimney breast which could be used for display, holding your stereo system or even a TV and gaming console.

This second living area opens up into the kitchen by way of set of the original double French doors flanked by windows either side, helping to create an even more impressive light and airy atmosphere through both rooms.

The kitchen itself is finished in true retro style: Gleaming white kitchen units are overlaid with patterned blue countertops and the vintage-style lino adds to that feeling of stepping back into more simple, homely times. While this kitchen could benefit from refurbishment, if you're a fan of the old-fashioned, you could find its unique charm appealing as is. With lots of workspace and a big enough footprint to hold a coffee table or small dining table, this offers a further social space for you, your family and friends to enjoy. The kitchen also allows access to the garden, continuing the gorgeous passage from indoor to outdoor space – it's a great hide 'n' seek home if you have kids in tow!

The large mature garden is, quite simply, a deal-maker for the avid gardener. The tiled patio is beautifully framed by fir trees, providing the perfect nook for a bench or coffee table, and the ideal outdoor space for a morning coffee or to escape with a book while the kids run riot! Beyond this setting, most of the garden gloriously basks in every given ray of sunshine – absolute bliss.

Returning to the front of the house is the staircase with its deep, glossy oak banisters, well matched to the high-level skirting, picture rail and helpful shelving space in the entrance hall. When you get to the top of the stairs, immediately to your left is another WC, separated from the main bathroom for added convenience for the larger family. The three-piece bathroom includes a walk-in shower and a bath which is pleasingly nestled under the opaque window, the perfect space to unwind and take five.

Following down the landing is a good-sized single room. Currently used as an office space, this room would also make for an excellent children's bedroom, playroom or nursery. Next door is another, larger bedroom which would comfortably accommodate a double bed and all your furniture. With almost floor-to-ceiling bay windows, this fabulous space feels light and airy and would be another excellent contender as an office or guest room – add in some bay seating and you could even create a wonderful reading nook with its gorgeous garden view.

Heading back along the landing and past the staircase is yet another bedroom to your right, again generous in its size. There's space for a double bed, dresser, bedside table and wardrobe set – however you choose to deck out this part of this marvellously meandering property. The decorative ceiling moulding lends the room a lovely vintage feel, with exquisite tiled patterns inlaid above your head as you lie back after a long day.

Next door you'll find your main bedroom, which is currently split by a partition, cleverly allowing for a five-bed arrangement. When you consider that this partitioned space-separation exercise has resulted in a good sized single and a good sized double, you really start to understand the dimensions of this room when in its full, glorious form! With a wide bay window plus additional window to the front aspect, as a main bedroom this could be a truly flawless space to make your own, and you could easily factor in an ensuite if you wanted to give it the real 'wow' factor.

This excellent house ultimately boasts impressive proportions and provides many opportunities for the family looking to spread their wings over a larger space. If the retro-feel is not to your personal taste, the house could be updated or completely remodelled, but one thing's for sure – you won't be lost for ideas and inspiration, and you could easily conjure up your bespoke, dream home from the almost unparalleled foundation that this property provides. The house also offers a large cellar, offering added storage benefits or even another possible conversion project.

Not only is the interior of this four/five-bedroom house impressive, but it's also ideally located in a very sought-after area of the East End: The beautiful Bushwood itself is right by you, offering a dreamy expanse of greenery and enchanting woodland. Only a few streets away from Leytonstone High Road, this property also offers easy access to a whole host of places to eat and drink, including hearty pubs and classy restaurants. There's a nearby Tesco for your day-to-day shopping and Leytonstone Tube station is a quick walk from your front door – a fantastic location for the commuter who hopes for a home in a welcoming local community.

On the market chain-free, this house and its incredible potential is ready and waiting a new and loving family to settle in and call it home for generations to come.

A few words from the seller…
'Bought by our grandparents and parents in the 1960s, 16 Hartley Road has been our happy family home and gravitation point for almost sixty years. The house is huge because, when the estate was being built, it was one of two entitled to the site foreman and site architect so are noticeable larger with longer gardens than the rest of the houses.

To one side the owners are new and waiting for completion. On the other side, the other larger house, there is a professional young family who are very friendly and pass the time of day whenever we bump into them. But it isn't just the immediate neighbour who is friendly, everyone is, we all know each other and say 'hi', it is a real community environment.

So why are we selling? Our surviving parent passed away last year and it was her wish that the house be sold as none of the children were living there and, besides, it wouldn't be practical for us to retain it. There is no chain.

To be honest, the house is a little tired and would benefit from being redecorated and re-carpeted. The kitchen is past its best and the garden would enjoy some tlc, however it offers a unique opportunity for a new family to settle in and make it their home'
