Lloyds lettings

Lloyds Lettings is a growing business which allows us to provide a friendly, personal but professional service. Our main point of contact during tenancy is WhatsApp (other means of contact are available) and have group chats for all of our property’s which works well with the audience we have for our rooms. Our office is attached to our very own Lloyds Bodybuilding Gym which we offer our tenants to become a member. Please contact us for further information and memberships prices.
Viewing

Viewings are arranged via Lloyds Lettings and Property Management and during the working hours of 9am-5pm. All viewings are accompanied by one of our team.
Holding deposit

To secure the room you will be required to pay a holding deposit which is equal to a week’s worth of rent. Once this has been paid, we stop advertising and commence the referencing stage.
Furnished accommodation

Here at Lloyds Lettings our bedrooms come fully furnished with modern furniture and decor. Rooms include a double bed, bedside table, chest of drawers and a wardrobe. Dependant on the room size and interior designer it may include a desk.
Cleaning and maintenance

We expect our tenants to keep the property and communal area’s tidy. Should we feel that the communal area’s need a sparkle clean due to wear and tear and we may instruct a cleaner. We visit communal areas monthly (when Covid allows us) and we visit rooms every 6 months. We are available for emergency’s 24/7,365 days a year.
Contract

At Lloyds we offer a 6 month contract which turns into a monthly rolling contract after the fixed term. After 5 months you can give us 1 month’s notice to vacate the property.
Rent payments

Your fist rent payment will be due the date that you move in. This date will be your rent payment date for the duration of the tenancy, unless agreed otherwise.
Security deposit

On a successful referencing application we will ask you to pay a £300.00 damage deposit for the room and this will be lodged with Deposit Protection Service. When the tenancy comes to an end we will refund your deposit after a successful checkout.
HMO housemate profiles

Our tenants are usually aged between 20 and 40. We offer accommodation for working professionals.

No admin fees as per tenant fee ban.

Under the ‘Tenant Fees Act’ we are entitled to charge for:
• Rent Between (£400-£700 pcm)
• Security Deposit £300 for each property.
• Holding Deposit (One weeks rent)

If the tenant wants the tenancy agreement to change it will incur a £50 admin charge.

Should a tenant’s circumstances change and a request to end their tenancy early (within the 6 month fixed term) has been requested, all parties must agree (tenant, landlord and agent), the tenant will be liable to pay a £250 to cover the cost of advertising and associated costs. The tenant must continue to pay rent in this time until a reasonable substitution takes over the tenancy. The landlord is not permitted to charge any extra than the £250 and the normal rent price during this period.

Replacement of lost keys (at cost) are charged to the tenant.

During the tenancy you as the tenant are liable for any damage. If a tenant breaches their agreement and any kind of damage is caused, the landlord can claim the money for the damage via deductions from the deposit or court action.

After the first 6 months of the contract the Landlord is entitled to increase the rent should he need too.
