2 bed Flat For Sale £350,000
Hainault Road, London E11

Description
A light and airy two bedroom apartment on the top floor of a handsome 1930’s mansion block. Inside you have a feast of original vintage features and on trend designer flourishes, while outside, Leytonstone station and the great green expanse of Leyton Flats are both just a short walk away.

Leyton’s thriving social hub of Francis Road is just a half mile on foot. Here you'll find a fine range of independent shops, stalls, cafes and gastropubs. Be sure to try the homemade delights at Marmelo Kitchen.

If you lived here…

You'll be revelling in some truly sumptuous Design & Decor throughout. Let's start with your 130 square foot lounge. Timeless parquet flooring runs underfoot, glossy, pristine and contrasting perfectly with the exposed brick chimney breast serving as a striking centrepiece. It all makes for a fine spot for hosting guests. The style continues into your adjacent bedroom, a substantial double with one entire wall of exposed brick and more parquet hardwood underfoot.

Next door your kitchen's more striking still, with an eye catching canary yellow letterbox splashback contrasting perfectly with glossy black cabinetry and slate effect flooring. That signature parquet flooring continues out into the hallway, and on into your second bedroom, another solid double currently in use as a fine home working space. Finally, your bathroom is decked out tub to ceiling in pristine white metro tiles, with vintage fittings.

Outside, and Leytonstone tube station is less than a half mile on foot and will get you directly to Stratford (for the Westfield shopping centre, five minutes), Liverpool Street (for the City, fourteen minutes) and Tottenham Court Road (for the West End, twenty three minutes). All meaning you have some of London's most popular destinations less than a half hour away, door to door.

What else?

- For your new local we have to recommend The Red Lion. A real Leyton institution, this sumptuous gastropub combines jaw dropping surroundings with a delicious menu and a fine range of wines and real ales. All just a short stroll away on the High Road.
- Current or prospective parents will be pleased to know you have fully twenty three schools rated 'Good' or 'Outstanding' in a one mile radius alone.
- Leyton Midland Road overground is a third of a mile on foot for the Gospel Oak to Barking line.

A word from the owner...

"We fell in love with this flat the moment we saw it 7 years ago. The stunning parquet flooring, exposed brickwork and original features made us determined to have it! Being on the top floor affords some amazing views across London, on one side you can see Alexandra Palace and on the other, the city skyline. The flat gets great light from both east and west views with some incredible sunsets. Our neighbours are considerate and friendly and Upper Leytonstone is leafy and residential. It's also well-connected to the tube, Overground, High
Street and Francis Road, which has some lovely restaurants, cafes and shops. At weekends we love go for walks around Hollow Ponds or out into Epping Forest. In the evenings we've had some really fun nights in pubs and bars around the area, such as Filly Brook, The Heathcote & Star and the Red Lion. On Friday nights we've been known to frequent the world famous Michael's fish and chip shop, which is just down the road."
