House For Sale £535,000
Goldsmith Road, Walthamstow, London E17

Description
View & Brew Viewing Day - 14th April. A light-filled and well-presented two bedroom terraced house on Goldsmith Road.

This extended mid-terrace home offers the perfect balance between communal and sleeping space, with well-proportioned rooms throughout. The ground floor has an open plan feel and comprises two receptions rooms positioned either side of the central staircase, and a kitchen at the rear. The first reception is bay fronted and configured as the lounge. It has beautiful flooring underfoot (which flows through the second reception), coved ceiling and built in shelving. The second reception or dining room is rear aspect, and sits adjacent to the fitted kitchen. Together these two rooms are ideal whether entertaining friends or simply gathering for a weekday dinner.

Upstairs there are two bedrooms and the family bathroom. The larger bedroom stretches across the front of the property, and has stripped wood flooring and plenty of space for free standing storage. The second bedroom is another double, and currently set up as a home office. Again there is original wooden floorboards and space for storage. The family bathroom features a three piece suite.

Outside there is a south facing paved rear garden, which is a real sun trap. From here you’ll also see there is potential to extend into the side return and into the loft (subject to the usual consents and permissions.

Living Here...

The area around Blackhorse Road and Higham Hill continues to attract new start-up businesses, particularly in the creative sector, adding to the feeling that this is fast becoming one of the artistic centres of E17. Take, for instance, Blackhorse Workshop – it currently supports dozens of designers, carpenters, architects, furniture makers, lighting designers, sculptors (the list goes on!), as well as providing space for the public to undertake their own projects, or sign up for one of their many courses in woodwork, metalwork etc. If however you aren’t as creative as some, then there’s still plenty to do around this area, whether it be a rock climbing at Yonder, a bite to eat at the Higham Hill Tavern, or perhaps a long walk across Walthamstow Wetlands, Europe largest urban wetlands. It’s also home to some of the finest coffee in E17, thanks to Wood Street coffee, not to mention some of the other great retail offerings such as Wild Grains Bakery, The German Deli and Forest Wine Bar to name but a few.

Oh, we almost forgot – there’s the amazing Blackhorse Beer Mile too, featuring some of East London’s most exciting breweries and taprooms. Check it out at .

So whether you’re creative or just fancy a decent pint or two, you will never be short of something to do…

In The Owners Words...

We’ve felt so lucky living here as first-time homeowners. The sense of community is really strong, and we’ll really miss all our local friends, but we won’t be going far. It truly feels like something new is opening every single week. From new breweries and taprooms on the Blackhorse Beer Mile like Truman’s, Signature and Hackney Central (opening in May), Wild Grains Bakery, pubs like the new Higham Hill Tavern set up by the guys at WildCard and first class coffee shops and wine bars, they’re all here (Jaunty, Armstrong Audio, Wood St, Forest Wines). We’ve loved going for walks and runs in the Wetlands and even long cycles (you can get from the Wetlands to the Olympic Stadium all in greenery in just under half an hour), climbing at Yonder and taking our dog for strolls in the marshes and along the canal every day… The house itself is full of strong foundations from the original floorboards we lovingly sanded back upstairs to double sized bright and spacious bedrooms and plenty of space to entertain downstairs. The south facing backyard is the perfect spot to while away an afternoon and hang out with friends. We hope the next owners will be as happy as we have!
