Land
The land holding at Catnish Cottage & Bothy extends to about 6.96 acres and is mainly to grass with some recently planted saplings. A pond has been cleared and creates a wonderful wildlife habitat. The land is fringed with a combination of Sitka spruce conifer plantations, semi ancient native woodlands and the river Orchy at the southern side.

Access Track
Until recently the only way of accessing Catnish Cottage & Bothy was via a pedestrian only suspension footbridge to the west of the house. The bridge has now been condemned and declared as being totally unsafe for use. A new vehicular access has been arranged via the forestry bridge about 1 mile upstream from Catnish Cottage. An access track on the northern side of the river has been formed to reach Catnish Cottage & Bothy and is in its first phase graded state. It is understood that by end summer 2021 (with the exclusion of the final 125 metres) it will be compacted, topped with type 2 aggregate, and made up to 44-ton standard.

Accordingly, viewers are advised expressly only to use the access track in its current state entirely at their own risk.

Forestry
Over the coming years there will be a phased felling and extraction programme of the now maturing Sitka spruce plantations around Catnish Cottage & Bothy. The future planting regime for the land around Catnish Cottage & Bothy is for broadleaf’s. Maps from Forest & Land Scotland will confirm.

Situation
Catnish Cottage & Bothy are located in the remote heart of the dramatically scenic West Highland Scottish Glen of Glen Orchy.

The property is located in a wonderful ‘off grid’ woodland clearing situation just to the northern side of the River Orchy. The views from the cottage are due south east and overlook the river, mountains, and glens. Views extend out to surrounding forestry plantations and Beinn na Sroine which is the adjacent mountain. The backdrop is formed by historic semi ancient native woodlands which are part of the Caledonian woodland Forest as well as Sitka spruce plantations and Beinn Donachain which is the mountain with its steep sided glens at the rear.

The property is accessed via a forestry bridge across the River Orchy and is the only property on the northern side of the River Orchy for many miles. The property is located at the end of a recently formed and enchanting forestry access track of about 1 mile. The access track opens up to a clearing in the woodlands to reveal Catnish Cottage & Bothy in its very pretty west highland and riverside situation.

The nearest settlement to the west is Dalmally, which is about 5 miles down the single track B8074 which then connects with the A85.

Dalmally village has a primary school, doctor’s surgery, pharmacy, post office, and village store. Tyndrum is about 12.5 miles away and has a well-stocked provision store at the Green Welly Shop.

Inveraray (22 miles) is at the head of Loch Fyne and has a variety of shops, hotels and tourist locations. Oban is 28 miles to the west and has a full range of shops and supermarkets, secondary schooling and professional services. Oban has the ferry terminal to the Western Isles and is the main base for exciting west coast sailing. Glasgow airport is about a 90 minute drive, under normal travel conditions. Dalmally has a main line rail station which connects Oban and Glasgow.

There is spectacular hill walking, mountain bike tracks, climbing and mountaineering in the area, with skiing at Glencoe. The numerous lochs and rivers provide both salmon fishing and trout fishing and the opportunity for boating and water sports. The River Orchy is probably the best white water rafting river in Scotland. Some of the local estates run commercial shoots as well as allowing stalking by prior arrangement.

The whole surrounding area is a photographer dream and wildlife abounds, being so remote, Catnish Cottage & Bothy have regular sightings of Red & Roe deer, red squirrels, Pine Martins, Otters, Golden Eagles, numerous Owl species and other raptors. There are many songbird species and at different times of year the pond in the grounds is teeming with newts, frogs, salamanders. The pond is also a well established dragon and damselfly breeding area.

Travel Directions
From Glasgow proceed in a northerly direction on the A82 for 61 miles to reach Tyndrum. At Tyndrum continue north on the A82 for 5.8 miles before turning left on the minor single track B8074 Glen Orchy road. Continue west on the B8074 for 5.7 miles to reach the galvanised steel forestry bridge identified by signage as Allt Broighleachan.

Proceed over the bridge and after about 150 yards turn left onto the newly formed forestry access track. Continue along the track for 1 mile to reach Catnish Cottage & Bothy.
