2 bed Flat For Sale £475,000
Edward Road, London E17

Description
A gorgeous two bedroom apartment in our popular Warner style, close to both St James Street and Blackhorse Road. Along with generous living space, share of garden and original features, it has the rare benefit of a glorious view over playing fields and the Walthamstow Wetlands nature reserve beyond.

Walthamstow is well known for its handsome fleet of red brick Warner properties, built as social housing around the turn of the 20th century and still serving as beautiful and practical homes in the 21st. This one proudly sports the original, dedicated Warner front door with four glass panels, and ornate original ironwork.

If you lived here…

You'll step through your own front door and climb the stairs to your long hallway, with warm wood floorboards underfoot. Turn to the left and find your lounge diner to the front. It's a splendid 210 square foot, lit by a bay window and additional timer sash to the left. Next is your first bedroom, overlooking the garden and offering 120 square foot of tranquil space. Your bathroom's next with a modern white suite, Roper Rhodes vanity sink and illuminated mirror cabinet, and shower over the tub with matt metro tiling, all lit by natural light.

Then there's your kitchen with warm wood units, white tiled splashbacks and stylish stainless steel shelving. Step out from here and find your way down to the garden, where paving bisects the long neat lawn. Back upstairs and turning left after your kitchen you'll find your second bedroom, with a bay window to take in the big sky view. There's over 130 square foot of space here, with hardwearing carpet underfoot.

It's just five minutes on foot to Blackhorse Road station for the superfast Victoria Line, so you can be at King's Cross in around twenty-five minutes door to door. Half a mile the other way and you're at St James Street station, where you can hop on the Overground for a pleasant fifteen minute journey across the marshes to Liverpool Street. Looking to get back to nature? London's largest nature reserve, the 500 acre Walthamstow Wetlands, is just over a half mile on foot.

A word from the owner....
"The panoramic view from the back of the flat is what attracted me at first, and is what has kept me here for so many years. The sense of green space - out to Walthamstow Wetlands - is unmatched anywhere in E17 and beyond. There's a great community spirit in Edward Road. It's always been a quiet street but sees even less traffic than before since it was made a 'no through route' to Coppermill Lane last summer. You're only a short walk from the ever-expanding 'Walthamstow Beer Mile', with five taprooms due soon, and there's a burgeoning hospitality scene at Blackhorse Road, with coffee shops, Yonder climbing wall and its cafe-bar, plus Forest Wines. In the other direction, down roads lined with beautiful London Plane trees, there's Crate St James for eating, drinking and shopping, and more lovely coffee shops such as St j's. More traditionally, great local pub the Coppermill and Bonner's fish and chip shop are both just a five minute walk away. It's only three or four minutes' walk to the Tube, and quick to reach places like Oxford Circus or King's Cross on the Victoria Line. It's so convenient i've been known to pop into town on a Saturday afternoon to do some shopping, pop home to drop stuff off and then go back to Zone 1 for an evening out!
But it's that view and the sunsets across the Wetlands and the marshes - that I shall miss the most."
