General Information
Runnadale is situated by the shore in the village of Ollaberry on the east side of the North Mainland of Shetland approximately 10 miles north of Brae, the location putting the property within easy commuting distance of Sullom Voe terminal and the Total gas plant. No.3 is situated on the south side of Runnadale and therefore benefits from the fine open views over the bay of Ollaberry. There is a fine sandy beach on the other side of the bay.

Local amenities include a school about ¾ mile from the house, and a shop & post office with fuel pumps about ¾ mile further on. There is also a garage by the shop and a public hall. Further amenities can also be found at Brae, the main population centre for the North Mainland area, where there is a High School, swimming pool / leisure centre, several shops including a Co-op mini-supermarket, and an award winning fish & chip shop.

3 Runnadale is of 'Scandinavian' style timber frame / timber clad construction. Windows and doors are double glazed uPVC and heating is provided by an air-to-air heat pump supplying three units in the hall, living room & kitchen, this being supplemented by electric under floor heating to the shower room and downstairs WC. Hot water is provided by a 300l pressurised 'Megaflo' tank with dual immersion.

Accommodation
Entry to the property is to the side of the house, the door opening to a vestibule with slate tile effect laminate flooring and pine doors to the hall and also a handy ground floor wet-wall lined toilet with white WC & wash hand basin, the wash hand basin having a large wall mirror over with fitted cupboards to either side providing useful storage space. There is electric under floor heating below the tiled floor.

The tile effect laminate flooring extends into the hall where doors lead to a useful utility area with fitted shelving and plumbing for a washing machine (appliance not included), and also housing the electric meters etc., and the living room, a further doorway through to the kitchen.
