Description

The early C19th façade of Lime Tree House belies its history. Originally built as a Tithe Barn around 1200, the structure was not converted to a dwelling until the C16th. The wooden frame of the house dates back to its earliest origins and a Tudor dovecote remains in the roof space, hence its Grade II* listing. Over the centuries, the house has been added to and extended, but the integrity of the house and its historical story remains intact. Many of the rooms showcase original features including beams, corbels, cornicing, architrave and flooring. All work done by the present owners has been sympathetic to the house's history.

There is a sympathetic and creative use of colour, secondary glazing is seamless and functional, cast iron radiators and wooden floors throughout, sanitaryware is all of a traditional design and high quality with high level cisterns and traditionally designed vanity units.

The decorative wooden porch opens to a large and welcoming entrance hall with its large stone flagged floor and exquisite cornicing to the ceiling. The beautiful sitting room is directly off the hall and boasts stunning full height east facing sash windows with wooden shutters, ancient wooden beams and an open fireplace. The snug with south and east facing aspects has fitted bookshelves to one wall and the westerly facing study is fitted with a bespoke, bookmatch wooden desk space to two sides.

The rear hall, with its black and red tiled floor, leads on to the kitchen. This room boasts an Alpha cooker and painted wooden units under a tiled worktop. A utility room leads off with further units and an antique butler sink. The cloakroom is situated beyond. Directly off the utility room is a very generous and well-designed boot room. Opening directly from the kitchen is the large family dining area, with southerly and westerly aspects. This light filled room with its tiled floor, fireplace and two sets of double doors opening to the garden is a delightful space for family and friends to gather.

A graceful staircase with its mahogany bannister rises to a large galleried landing. The striking principal bedroom with en suite shower room is situated directly off the landing. Two further double bedrooms, each with its own sink, the family bathroom and walk-in linen cupboard are also situated off the landing. The bathroom is of particular note being panelled with a stunning free-standing copper bathtub. A small corridor leads on to two further bedrooms, both with built in wardrobes.

The house sits back behind a small walled front garden. The rear garden, mostly laid to lawn with planted borders, has pleached beech hedging to one side with espaliered heritage apple and pears to the other. A well with a cast iron pump allows rain water, harvested off the roof of the house, to be used in the garden. The pool house, built with reclaimed red bricks, straddles the end of the garden with four sets of sliding doors opening to the garden. There is also a double garage.
