House For Sale £375,000
Paintworks, Arnos Vale, Bristol BS4

Description
‘’We will miss what has been our wonderful home for the past three years. We love Paintworks’ close community, it’s vibrant location and not forgetting Boca Pizza’s and Convoy Coffee’s

We were originally attracted to Paintworks for our easy office commutes to the city centre and Cheltenham, the beautiful green spaces and the peaceful river location with no cars outside of our window and it has certainly delivered everything we wanted and more.

The space has allowed us to have a living and dining area, as well as a beautiful sunny garden, where we’ve enjoyed pizza making and entertaining.

The house is in such a sunny spot! The morning sun pours into the living room, perfect for a coffee on the sofa with the cats, it then moves over the sun loungers and seating area in time for lunch and early evening drinks and if you like the evening sun like we do, you can capture the sunset from boca bars terrace perfectly!

For anyone who loves community spirit, beautiful spaces and super convenient living - this home is perfect.‘’

The Paintworks is a fantastic modern development situated just off Bath Road. It is highly-regarded, being ‘a genuine attempt to regenerate a mixed use district centred primarily on a sense of community and in so doing provide a model for others to build on elsewhere’. There are 331 residential dwellings within the Paintworks, but this is far from a simple residential development. According to their website there was a ‘desire to place different uses side by side and to open up communal areas within the buildings. The mix of creative tenants, exhibition/event space and popular café/bar quickly defined a distinctive emerging character in Paintworks' early years. ’Within the Paintworks are popular venues such as Bocabar and Convoy Espresso, as well as an event venue, studio space and gallery of works by the renowned photographer Martin Parr.’ The Paintworks also thrives from its proximity to several other popular areas of Bristol. Just a short walk up the hill are the popular independent shops, eateries of Totterdown, such as The Eating Room, Southside, The Thali Restaurant and the award-winning Farrows Fish and Chips. The area is popular for the character of the houses, the feeling of community and the abundance of local green spaces. From the house, it is a short walk to Perrett’s Park, Arnos Court Park and the larger Victoria Park. Arnos Vale Victorian Cemetery and woodland are also home to Cleverchefs and a programme of events including Pop-up cinema, theatre, tours and classes. All parks nearby are very popular with local residents and combined with the tree lined streets and avenues in the area, give this location a particularly green feel. The area is ideal for commuters, being walking distance to Bristol City Centre, Temple Meads Train Station and the major areas of employment around Temple Quay. There is also a 2km cycle path to Temple Meads, making this a great option for people who regularly commute to London. Residents of this area also benefit from being within reach of the bars and restaurants just a short walk away along the Harbourside and in the City Centre itself. Spark Evans Park is a ten minute cycle away, including shops such as M&S. The Highly regarded Southern developer, Crest Nicholson, has truly made a fantastic development that is expected to see a lot of growth in the local vicinity, benefiting the community of The Paintworks. Through the medium of Facebook, there is a very active and friendly community that helps out if you need a parcel collecting or even an extra parking spot for a couple of days. The Paintworks development has proven hugely popular since its inception, with this particular residential block completed in 2017.

Situated in the ever-popular Paintworks development is this beautifully presented three-bedroom home with an east facing garden getting sun until the late afternoon. Fitted with high quality Bosch kitchen appliances, this theme of style runs throughout the house from kitchen to bedroom to bathroom. Upon entry to the home, you are met with a W/C to the left-hand side and the kitchen to the right, which offers a great amount of room for multiple chefs. Into the living room, the vendors have arranged it with a dining area, with a bespokely made church-style pew, making great use of space. To the back of this substantial room, there is a lounge and bookshelf perfectly fitting the entire wall, with doors leading out onto the garden. The vendors have put a lot of time into making this a fantastic space, with the addition of plants and trees.

The first floor comprises two double bedrooms, with the main bedroom housing an en-suite and fitted wardrobes. There is also a smaller room, ideal for an office or child’s bedroom. The bathroom, unlike many in the development, has a window that provides ventilation and light. The house also benefits from a secure gated private parking space, a true benefit for an area so close to the city centre.

This home can be offered with no onward chain.
