Location
Just over a mile south west of Wolsingham, Carrs Farm is approximately 15 miles west of Durham and 6 miles east of Stanhope. The pretty village of Wolsingham has amenities such a shops, primary and secondary schools and plenty of local services.

Directions
From Durham take the A690 west towards Brancepeth. Follow this road through Willington and Crook, where the road leads into the A689. Continue along the A689 until you reach Wolsingham village. Continue through the village along Front Street and turn left onto The Causeway. Follow The Causeway and then Wear Bank for approximately ½ a mile up a hill and you will see a right hand turn signposted Carrs Farm. Turn right and follow Rushy Lea Lane for about a mile, until you reach Carrs Farm. Sat Nav will not direct you to Carrs Farm, so please follow these directions.

The Farmhouse The front door leads into a hallway then into the main living room. This room has a traditional style fireplace with wooden surround and a large window overlooking the surrounding meadow and a stream. Steps lead down to a further reception room which has double doors leading out to a patio area which overlooks the surrounding land.

To the right of the hallway is a large dining room with original beamed ceiling and an oak framed fireplace with log burner. Adjacent to this is the kitchen which is fitted with floor and wall units in oak and black granite worksurfaces. There is also a large range style cooker with double oven and a gas hob. The window behind the sink overlooks the surrounding flower meadows. There is also a breakfast bar and space for a washing machine.

Stairs from the central hallway lead to three good sized bedrooms and a family bathroom. The master bedroom has fitted wardrobes and original beamed ceiling. A further double room has a balcony with panoramic views of the surrounding land and the third double room has a fireplace. The bathroom has a heated towel rail and a modern white suite comprising WC, handbasin, and freestanding roll top bath. Externally there is an attached stone built outbuilding with a tin sheet roof and two windows, currently used for additional storage. This could offer further accommodation space, subject to the necessary consents.

The Bunkhouse The main door opens into a large dining and seating area with wooden flooring and full height ceiling with exposed beams. To the right is a kitchen with a large range cooker, a range of floor and wall units, a log burner and seating area. There are also two shower rooms with sink, WC, shower and a heated towel rail on this floor. Stairs from the dining area lead to three bedrooms with purpose built bunk beds and a further shower room.

The bunkhouse is self sufficient in energy with the log burner providing central heating and hot water via a 16kw back boiler. Solar panels heat the water in the summer months. Outside of the bunkhouse is a patio area with plenty of seating, several tables and a fire pit. The bunkhouse is open all year and typically runs at full occupancy at weekends and school holidays. The quieter months are November to January. The current rate is £25 per person per night.

The Land The land surrounds the house and steading area and is approximately 102.5 acres of wildflower meadows, grassland and woodland. Various streams dissect the land and run into Ashes Beck in the woodland area. The land is in a Countryside Stewardship scheme which runs until 1st January 2023. A copy of this agreement is available on request. Bps entitlements may be available by separate negotiation.

Buildings Adjacent to the house is a 7.76m x 16.93m building constructed of concrete blocks and a steel frame with a concrete floor and a tin sheet roof and cladding. It has large wooden doors and inside are useful concrete pens.

A further large building measuring 13.6m x 14.84m, constructed of concrete blocks and wooden boarding with a concrete floor, houses 6 stables. This building also houses a sperate diesel generator providing electricity to this building. The gutters from this building run into a rainwater harvesting system for watering livestock and horses.

A stone built generator house, measuring 4.58m x 5.54m contains the batteries for the solar panel system, the water purification system and also a further generator that provides back-up electricity for the farmhouse. A further large (7.4m x 14m) open fronted, steel framed shed is currently used for hay storage.

Services
A 50kw wind turbine situated to the southwest of the farmhouse, provides electricity for both the house and the bunkhouse and the property has no mains electricity supply. The turbine was refurbished three years ago and was fully serviced in January 2021. A diesel generator and battery pack supplement the supply when necessary and there is no mains electricity supply. These are both housed in a separate building. Water is provided by a borehole with a treatment system in place consisting of a filter and a uv sterilization system. The farmhouse is heated by an oil boiler to radiators throughout.
