Land For Sale £1,800,000
Rhoscolyn, Caergybi, Rhoscolyn, Holyhead LL65

Description
Ty Wrideen is an attractive traditional mixed livestock farm comprising a well-proportioned four-bedroom, three reception room farmhouse, which is in need of renovation throughout. The farmstead includes two traditional stone built farm buildings, which may offer potential for alternative uses (subject to the necessary consents), and a useful range of modern livestock sheds currently used for sheep handling and lambing.

The majority of the land is located to the north, south and west of the farmstead, with the most productive land encircling the farmstead. To the extreme south and west lies the coastal and clifftop land which provides useful additional grazing as well as wildlife and recreational interest.

The land immediately around the farmhouse provides useful improved grazing land, capable of carrying stock throughout the year, as well as being mowable to provide winter forage. The coastal edge land provides useful spring and summer grazing allowing the improved grazing land to be rested or saved for conservation for winter forage. The northern most area of land provides additional grazing, as well as wildlife interest being home to a number of bird and animal species.

The northern most area of land, forming the majority of Lot 3, is undulating with low lying wet areas and some rocky outcroppings and scrub.

The majority of the coastal cliff top land is designated as a Site of Special Scientific Interest (Glannau Rhoscolyn).

Ty Wrideen is situated on the area of Anglesey known as Holy Island, with the farmhouse and buildings located with their land surrounding them. The majority of the land runs to the north, south and west of the farmhouse, with the most productive land lying around the farmhouse.

The farmhouse enjoys a slightly elevated position looking down over its land to the north whilst being offered some shelter from the prevailing wind by the farm buildings and land which rise slightly above it.

The area is known for its livestock farming and stunning landscape with spectacular coastal walks and beaches in abundance. Anglesey, and Holy Island in particular, is a popular tourist location with Rhoscolyn being close to Trearddur Bay and Silver Bay, as well as Rhoscolyn Beach itself, all of which offer beautiful sandy beaches.
