Built in 1830 of rendered stone with a slate roof, Park House is a typical and handsome town house of the period, with a later extension on one side. It occupies a corner position at the juncture of two narrow lanes with minimal passing traffic and faces a narrow strip of parkland that drops away to the southern edge of the town. The house has three storeys, good ceiling height and a south-facing front with tall sash windows that look out across the Blackmore Vale. It has been the much-loved home of the current owners since 2012 and during their tenure several improvements have been made including the creation of the large kitchen breakfast room, enlarging the principal bedroom and renewing the electrical and heating systems, which

A secondary staircase leads up from the rear hall to two further ensuite double bedrooms. On the second floor are two more double bedrooms, which share a shower room.

The driveway to Park House has two entrances with a tarmac parking and turning area between. To one side is an unconverted coach house, which provides garaging and storage space with an attached workshop/storage shed on either side. Subject to consent this could be converted to provide home office space or additional living accommodation. Immediately adjacent is an enclosed space used for poultry and next to the house are a timber summerhouse and vegetable garden. On the opposite side of the drive is a large level lawn fringed with flowerbeds, soft fruit bushes and a variety of fruit
trees. A green sandstone wall extends out from one side of the coach house and bounds the south-facing area of garden to provide a high degree of privacy from passersby. Extending out from the western side of the house is a further area of garden containing a sunken terrace and borders and borders stocked with roses, hostas and flowering shrubs. To the rear of the house is a concrete path with a flight of steps leading up to Langfords Lane. The path is accessible from the house and is flanked by evergreen hedging. Park House is situated off a peaceful lane on the edge of the charming, hill-top market town of Shaftesbury, which is surrounded by miles of unspoilt beautiful countryside. The house's position overlooks the Blackmore Vale and the town centre can be reached in a few minutes via a level tarmac
footpath. The town has extensive local amenities including a Tesco supermarket and many independent shops and businesses, with the renowned Udder Farm Shop close by in East Stour (4.6 miles) and a Waitrose in the neighbouring town of Gillingham (4.6 miles). For wider requirements Salisbury and Bath are both within a reasonable distance. There is a wide choice of schooling locally both from the independent and state sectors. Local independent schools include Port Regis, Bryanston, Milton Abbey and the schools in Sherborne and Bruton. Transport links are good too with a regular, fast
rail service to Waterloo from Gillingham and the A303 just 7.7 miles away via the A350 from the town. Bournemouth and Bristol Airports, which both offer UK and international connections, are also easily accessible.
