Location
The land is situated approximately 2.5 miles to the south of the village of Sedgefield in County Durham. Newton Aycliffe is approximately 10 miles to the west and Darlington is 18 miles to the south west.

Directions
From Newton Aycliffe, take the A167 north to Rushyford, at the roundabout take the third exit onto the A689. Continue straight over the next roundabout until you come to a further roundabout, take the third exit onto Station Road – in approximately 0.6 miles take a right turn onto Spring Lane. In approximately 1.8 miles the land is located on either side of the road

Access Access is via two gates onto the to the land directly off
Foxton Lane. Once access is taken onto the land,
access to parcels inland is taken field to field.

Tenure The land is for sale freehold, with vacant possession
to be granted upon completion.

Tender forms are available from the Selling Agents and are due no later than Noon on Thursday 3rd June 2021 at which point all offers will be discussed with the seller and a decision will be made. Burdens The property is sold subject to all rights including
rights of way, whether public or private, rights of light,

whether or not constituted in the title deeds or
referred to in these particulars. The Buyers will be
held to have satisfied themselves as to the nature of
such burdens.

Basic Payment and Stewardship The relevant bps entitlements are not included within the sale of the land but are available to purchase through separate negotiation. There is no Countryside Stewardship Agreement over the land. The Seller will claim the Basic Payment Scheme 2021.

Exchange of Contracts & Completion It is expected that Exchange of Contracts will take place within four weeks of an offer being accepted. Completion will take place within four weeks of the Exchange of Contracts or earlier by arrangement.
