The extent of the land for sale is identified on the site plan and the gross site area is approximately 15.91 acres (6.43 hectares).

The parcels lie to the north of Liskeard Hill, St Neot which itself is 1.9 miles to the north of the A38 and 5.7miles south of the A30.

Both lots lie within the Bodmin Moor Area of Outstanding Natural Beauty, the majority of the land forming Lot 1 is situated within the St Neot Conservation Area.

St Neot Old Vicarage was replaced by the current post-war dwelling on the site of the Old Vicarage. Lot 1 contains a number of the historic features of the original Parsonage, including: The old coach drive from Liskeard Hill, the lawned tennis court, ancient woodland paths and outbuildings in varying states of repair.

To protect the amenity of the Vicarage and church, the land is being sold for garden/amenity purposes only and no access will be available through the retained Vicarage grounds. The purchaser will be obliged to install a post and rail with rabbit netting fence against the Vicarage boundary and a woodland fence with Lot 2 (if not purchased together).

The land forming Lot 2 is a mixture of let agricultural land (subject to a Farm Business Tenancy expiring on 28 September 2022) and amenity woodland.

Field 9291 is gently sloping with parcel 8783 having a steeper gradient towards Liskeard Hill and the woodland. The parcels are divided by a stock fence.

The land (Land Classification Grade 3 according to the Agricultural Land Classification map 1988) is currently grazed as part of a dairy paddock system but may be suitable for horse grazing.

Tenure - Lot 1: The land is available with vacant possession.
Lot 2: The ancient woodland is available freehold with vacant possession. The agricultural land is let on a Farm Business Tenancy until 29 September 2022.

Access Rights - The purchaser of Lot 1 will not have access over any part of the retained land, including the Vicarage.
