House For Sale £275,000
Love Lane, Shepton Beauchamp, Ilminster, Somerset TA19

Description
In need of modernisation and with development potential (subject to consents) this detached cottage offers a wealth of possibilities for those with an eye for potential, set in the heart of a popular village community.

The Property
The cottage is located off Love Lane, and is situated with its rear elevation alongside the village road so the front elevation and principal rooms are on the southerly side overlooking the garden. The property will require modernisation and improvement and there may be scope for further extension or development of the plot to the side subject to the necessary consents and alterations. Buyers are requested to make their own investigations in this regard.

The original “front” door from the garden side opens into an entrance lobby where there’s room to hang coats, and this also houses the electric meter and consumer unit. A further door opens into the sitting room where there’s a stone open fireplace (presumed not to be in use). To one corner is a walk in understairs cupboard with a further door into a small boiler cupboard housing the oil fired boiler. It appears that the flue may use the current adjoining chimney so buyers are advised to check if they wish to use the fireplace.

A door opens to the rear hall where the stairs lead up to the first floor and further doors open to the separate dining room. This is also a light and sunny room overlooking the garden and opening into a kitchen which requires modernisation. The kitchen is currently fitted with a range of pine fronted units and worktops with stainless steel sink unit. There is space for an electric cooker and for under surface appliances. A further glazed door opens to a small rear porch which in turn opens onto the garden.

Adjoining the kitchen on the ground floor, and accessed from the hall is a ground floor bathroom with panelled bath, electric shower, wash hand basin and WC. There is also an electric fan heater.

On the first floor a good size landing includes an airing cupboard with hot water cylinder and slatted shelving. The two double bedrooms are a good size and overlook the garden, whilst the third bedroom has in the not-so-distant past had a WC and vanity wash hand basin fitted.
Most of the rooms have radiators served by the oil fired boiler and the windows are an older style of UPVC double glazing.

Outside
The property appears to have a right of access off Love Lane to the wrought iron gates that lead onto a concrete hardstanding. This provides parking and and access to the pre-fabricated garage and adjoining car port of timber and corrugated construction. A mature conifer hedge runs along the southern boundary of the property. The gardens are mostly lawned with a gravelled area to the front of the cottage and some shrub borders underplanted with spring bulbs. There is a timber summerhouse and an old timber shed. Adjoining the cottage are two lean-to outbuildings, one of which is an external WC, and the other assumed to be a coal / fuel store. There is also an outside tap. The front boundary alongside the village road is fenced and a small area provides access to the oil tank.

Agents Note
The property will be sold with Possessory Title and the vendors will provide a suitable indemnity policy. We would recommend that all purchasers take their own independent advice in relation to the tenure from their legal representative.

The vendors have not personally inspected this property and therefore are unable to confirm that these details are correct. Buyers are encouraged to make their own investigations in order to satisfy themselves of any points of particular importance.
