Description

Situated in the peaceful hamlet of Llanmill, Ashdale is a truly charming property in an idyllic semi-rural setting. This tranquillity masks the fact that the property is only five minutes by car to the thriving market village of Narberth and is in the centre of this stunning county. With its original structure believed to date back to the 1700s, Ashdale has been transformed over the years with a large extension in the 1920s bringing fine Art Deco features and character to this impressive property.

To complement the six bedroom, four reception room main house, there is an additional one bedroom cottage, a range of outbuildings, and indoor heated swimming pool. The unconverted outbuilding provides an ideal canvas for further conversion with historic planning permission already having been granted. In front of the main house is a lovely mature garden with a wide range of established trees, bushes, and planting.

The front of the property is covered with beautiful climbing clematis and wisteria which frames the striking casement windows that flood the principal rooms with natural light. Entering the impressive central hall, the property unfolds around you with a large sitting room and formal dining room to either side. The sweeping wooden staircase rises from this hallway to the first floor, with a doorway leading back to the original part of the property. The sitting room has a beautiful Art Nouveau fireplace with handsome Art Deco mouldings and architraves that characterise the formal front portion of the property. From the sitting room the current owners have added a tasteful conservatory which runs along the eastern side of the property and overlooks the very private gardens.

A door to the rear of the entrance hall leads back into the original 18th century farmhouse with a flexible breakfast room providing a hub for the rest of the ground floor accommodation. Two studies, a cloakroom, versatile utility/sunroom and the spacious kitchen complete the ground floor accommodation. The kitchen provides a wonderful family space with a more relaxed and informal feeling to complement the grandeur of the formal sitting and dining rooms. An ideal workspace for any chef, the kitchen also houses the oil fired Aga which heats the water. A second staircase leads up to the first floor from the study that adjoins the kitchen space.

On the first floor, the property has a similar separation between the three formal bedrooms at the front, which includes the ensuite master, along with three further double bedrooms and two bath/shower rooms to the rear. The space on offer in this expansive property is very impressive with all six double bedrooms providing ample space for a large family and their visitors.

Alongside the main property the well-presented one bedroom cottage provides additional accommodation or, as it is currently used, a successful holiday let unit. Separate from the main house and with its own gardens, this cottage provides yet another highlight to this truly special property. For the owners and guests at Ashdale, the property also boasts an indoor heated swimming pool, a fantastic asset whatever the season.

Ashdale sits just outside the popular village of Narberth with its range of artisan shops and high quality independent restaurants and cafes. The village has been regularly included on lists of the UK’s best high streets and has been recently voted as one of the top villages to move to by the Sunday Times.

Combining this fabulous position with a welcoming and elegant property, Ashdale is a true joy to visit. The sense of peace and tranquillity found in its beautiful gardens is matched by the warmth and character of its internal accommodation. For those looking for a spacious property in a quiet, yet convenient, position, Ashdale may just be your perfect home.

Twin butler sinks, plumbing for a dishwasher, a fitted American style fridge freezer, electric cooker and hob, are all complemented by the two-oven Aga which forms the heart of the kitchen. The room is illuminated by two windows and a half-glazed door, with the more modern concession of spotlights adding to the plentiful natural light.

This room also houses the second staircase which leads up to the rear of the first floor. This flexible space would suit a variety of uses and allows easy access to the kitchen, bypassing the grand staircase at the front of the building. From here there is access to the utility/sunroom via a stable door.

First Floor Landing – From the main entrance hall you climb the sweeping formal staircase to the first floor landing. A large casement window overlooks the gardens and brings in plenty of natural light to the landing and the hall below. Bedroom – The main bedroom looks out to the side of the property with views of the side garden. A decent-sized double this bedroom has been tastefully decorated and is sure to be a hit with any guests.

External

The main property is accessed from the country lane that runs along its western border, either by a secure pedestrian gate which leads to the front of the property or the large walled courtyard at the rear. This rear courtyard offers ample parking for both the main house and the cottage along with giving access to the impressive array of garaging on offer. The outbuildings that stretch around the rear of the property include the swimming pool complex, the one bedroom cottage, a double garage, and the separate garage block.

This building has previously held planning permission to be converted into an additional office space but it would make an ideal second letting cottage, subject to the relevant planning. This large brick building could offer accommodation over two floors and would not infringe on the privacy of the main residence.

The gardens that lie to the front of the main house are stunning, tranquil and very private. Thoughtfully planted and maintained by the current owners, they contain a wide variety of mature shrubs, flowerbeds, and trees. Several productive fruit trees dot the garden with a wooded area at the far corner providing a haven for wildlife and a carpet of snowdrops and bluebells in the spring. The large lawn area to the front of the property would be ideal for children with the property having the huge advantage of a wall running around the entire boundary for added peace of mind.

To the front and side of the cottage there are separate walled gardens which gives guests a secure garden with privacy from the main property.
