Video Viewings & Covid 19

With the current pandemic and the ever-changing guidelines in place by the UK Government, we are not currently conducting face to face viewings. Some of our properties are tenanted and therefore do not want to allow access during these difficult times and we understand and support their decisions.

Therefore, so that the process of applying for property is not unduly delayed, were possible, we have created video viewings, uploaded pictures, and floorplans to assist you, as well as developing a move in process that complies with guidelines and keeps all parties safe during this time.

Please email asking for the videos for this property to be sent to you if they are not posted online. If we do not have the videos available, we will add you to a list of people we will send them to once we do have them.

From the viewing of the videos available, you may raise any questions or queries which we will do our best to answer for you or alternatively you may feel comfortable enough to make your application for the property.

Application forms are sent via our online system and must be completed online unless you are unable to do so.

Your supporting evidence can be emailed to us either via scanning or with a clear photograph of the documents. If you are unable to do this, you can drop these into our office post box.

You will of course be permitted to view the property you have applied for physically in accordance with the Government’s guidelines on social distancing once your application has been accepted. We will insist on no more than 2 people from one household viewing and not to attend if feeling unwell. Our staff have the right to refuse viewing if you are showing signs of being unwell.

At the point of completion, you will sign the leases online and you can transfer your rent and deposit by bank transfer. Keys will be collected from an allocated safe place which full details will be provided prior to your move in.

Application Procedure

There is a requirement for each person aged 18 or over to fill in an application form, these along with the relevant guidance notes can be sent to you via our online system. Paper versions are available and dispatch by second class mail if you are unable to use the portal.

ABC Property Shop have always operated a first come, first served system with property applications. At the point of application, you must submit all required documentation and application forms. We will not accept partly completed applications and may process another application if you have not submitted all required documentation. Please read the guidelines on the form.

When you are completing your application form, please ensure that you supply as much supporting information as you can as this will speed up your application.

Guarantor Required

You will require a guarantor - this applies to all our properties. The guarantor must have a disposable income or savings sufficient to cover your rent should you default along with the cost of any charges, legal fees, disrepair, or dilapidations that may be deemed your liability at the determination of the tenancy based on the results of inspections undertaken.

The guarantor will remain in place for as long as your tenancy irrespective of whether you are resident in the property or not. The guarantor’s liability will only end on the legal ending of the tenancy and not before.

Income may be determined by way of private income or salary, please email us for further information. Please note your guarantor will be subject to credit checks and other referencing to clarify that they will be suitable to stand as guarantor.

A guarantor is a person who agrees, at the outset of the tenancy, to be jointly liable for any losses the landlord may incur that can be legally attributed to rent arrears, damage to the property or costs that may be incurred due to the behaviour of the tenants or the tenant’s visitors to the property – whether invited or not.

This liability includes any matters arising from your vacation of the property too or post tenancy debt recovery.

A guarantor will be required to complete application forms like the tenancy application forms and will need to ideally be aged between 25 & 65. We may consider persons out of these age ranges, but acceptance is based purely on individual merit.

Holding Fee

Once you have been accepted and viewed the property, we will ask you to pay your holding fee.

In accordance with the Tenant Fee regulations, your fee will not be refunded if you withdraw from renting the property, fail the Right to Rent check, provide false or misleading information or if we are unable to exchange signed contracts with 15 calendar days due to issues that can be deemed as your fault.

Move In Day!

Once your application has been accepted by the landlord and abc, you will be forwarded by email your acceptance letter which details the next stages.

On receipt of your acceptance letter, please read through carefully the terms and then follow instructions to set a move in date for your tenancy to commence, this is generally between 48 hours & 21 days depending on the terms agreed.

Prior to move in day, you will receive your leases, guarantor deed and other relevant paperwork to sign. Please ensure that you do read through the tenancy agreement and raise any queries with the staff prior to your move in day as time is limited during the completion procedure and we would prefer any queries to be dealt with prior to completion day.

You will be required to pay the rent and deposit via bank transfer no later than 24 hours in advance. The funds due will be confirmed in your acceptance letter.

Deposit & Pets

Your deposit is payable on or before the day you move in and will be a sum equal to somewhere between a month’s rent and five weeks rent dependent upon your situation and our client’s requirements.

No Pets.
