House For Sale £735,000
Devonshire Road, London E17

Description
A bright, uniquely characterful, smartly extended and impressively spacious four bedroom family terrace just a short stroll from everything that makes Walthamstow so special. It's elegantly arranged over three floors with twin bathrooms and a large thriving garden to the rear, complete with handy shed.

You're particularly well located for the comprehensive transport links of Walthamstow Central station. It's just a half mile on foot for direct overground links to the City (Liverpool Street is just twenty minutes) and West End (the Victoria line will get you to Oxford Circus just as quickly).

If you lived here…

You'll step into your welcoming front hall, finished in soft pastels with direct sight lines to the rear patio and solid oak hardwood underfoot. On your left is the front reception, over 150 square foot of sociable space with that bright box bay window, colourful statement chimney breast and pale oak engineered hardwood underfoot. Next door and your kitchen/diner's sufficiently generous to make it another fine hosting option, totalling nearly 300 square feet including the artfully segmented conservatory space looking out over the garden. The walls are finished in lime green and you have sky blue metro tile splashbacks behind the sleek fitted cabinets.

Upstairs you'll find a pair of solid double bedrooms, both decked out in tranquil pastel tones and with a striking vintage hearth in the first and a wealth of fitted storage in the second. Bedroom number three is a generous single, sixty square feet and ideal for a child or home working space. The storey's completed by your family bathroom, elegantly dressed in white metro tiling from tub to ceiling, with distressed timber effect vinyl underfoot. Upstairs again, and your skylit penthouse master comes in at over 200 square feet, with a sparkling en suite shower room off to one side.

Walthamstow Village, our borough's most enviable destination, is a little over a half mile on foot and well worth the stroll. These peaceful, part-pedestrianised streets are home to a tempting range of independent wining and dining establishments attracting visitors from miles around. Fancy a sumptuous Sunday roast with all the trimmings? The Castle and The Queens Arms both have you covered. Prefer to sample cocktails in a chic atmosphere? Try Eat17. Love to taste fine vintages with accompanying cheeses? Visit Parish Wines. All these and over a dozen other establishments are just a short stroll away, so you're sure to find a favourite.

What else?

- Parents will be pleased to note that you have fully twenty eight primary/secondary schools rated 'Good' or 'Outstanding' by Ofsted less than a mile from your new home. The 'Outstanding' South Grove Primary is just fifteen minutes on foot.
- Just the other side of the station is 'The Scene', Walthamstow's one stop entertainment centre with a nine screen cinema and half a dozen on site restaurants.
- It's thirty minutes on foot or ten by bike to lose yourself in the 500 acres of blue and green space that is Walthamstow Wetlands. You'll forget you're in London. Closer to home, Thomas Gamuel Park is less than five minutes' walk.

A word from the owner....

"We have loved living on this road, and have made lifelong friends in our 8 years here. The community really makes it. There are regular events such as world book day window trails, street parties and pop up pubs in the local church hall. The area has some real hidden gems, gnarly vines a wonderful wine, beer and sour dough bread shop is a great place to pop into and the lovely Gamuel park with its fabulous community cafe and gardening group. Our children have thrived at the outstanding Barclay primary school and local nurseries. Our lovely house and garden have grown with us as a family and we are so sad to be saying goodbye, but a new job means a relocation."
