The owner came here over twenty-two years ago when starting a family, having managed to purchase it against quite some competition. “We fell in love with the place and took on a total renovation project that seemed to have daunted everyone else! It had been lived in by an old lady for decades, and has strong historical connections with the Coldron family who were local, highly reputed, fine quality blacksmiths whose prestigious clients included the Royal Family. They were master craftsmen and the local church has some superb examples of their ironwork such as the very elaborate candelabras. It’s very much a female house having been occupied by individual women in the past, but makes a wonderful family home.”

“We extended the house at the back to create the big, open plan kitchen with the master bedroom above, and linked this with the old apple store – a separate two storey outbuilding that now contains a sitting room downstairs and the dressing room and en suite bathroom on the first floor. This building was full of apple crates lined with newspapers from the past, and I acquired ninety old jelly moulds!”

“In 2014 we commissioned a local cabinet maker, Dean Fairhurst, to handcraft the bespoke kitchen which has black granite tops, Fisher Paykel appliances and a Neff combination oven which we use when the electric four-oven Aga is turned off in the summer. I had a professional friend help choose the décor throughout the house using specialist paints such as Farrow & Ball, Paint Library, or Little Greene, and wallpapers from Clarke & Clarke, Jane Churchill and Colefax & Fowler.”

“The garden is very sunny – it falls on the front in the morning and later we see beautiful sunsets at the back. For the front garden, the head gardener at Doddington Hall designed and planted a full planting scheme which features formal box hedging and pleached hornbeams. At the back we have so many fruit trees – damson, greengage, apple and a proper Victoria plum, the fruits like jewels! It is a haven if you like making preserves; or collect elderflower from around the paddock for cordial.”

“We have had three ponies on the paddock in the past, as well as some sheep and chickens; for hacking it is very easy with green lanes from the doorstep. It’s rather a rural paradise as we hear lots of birdsong, and see so much nature – a family of foxes, hares, little owls, sparrowhawks, and we always get swallows, and in the evening, bats.”

Brant Broughton is a popular village just north of the A17 which will connect you to the attractive market town of Newark about 8 miles west in Nottinghamshire, where you can pick up the A1 trunk road. It also benefits from the High-Speed Rail Network to London Kings Cross (journey time approximately 80 minutes). Grantham, around 10 miles south, has an even faster train link of just over an hour. Historic Lincoln, its cathedral and castle towering over the city, is situated approximately 12 miles north. Brant Broughton has a wonderful community spirit, with a very active church, and within easy walking distance of West House there is a ‘Good’ Ofsted primary school, ‘The Generous Briton’ pub serving excellent food, and two shops: A convenience store with post office, and ‘The Old Forge’ which sells fruit and veg and where you can enjoy a delicious coffee.

Being within easy reach of four large towns, West House is in a prime position for a choice of sought-after grammar schools (requiring the 11+ examinations) as well as other highly regarded secondary schools. A popular local secondary school is William Robertson just 3 miles up the road in Welbourne. Kesteven and Grantham Girls’ School and The King’s School (for boys), both rated Outstanding by Ofsted, are 10 miles south in Grantham.

Sleaford, 12 miles to the southeast, has St. George’s Academy, Carre’s Grammar School, and Kesteven & Sleaford High School (for Girls), all rated Good. Newark, 8 miles to the west, has Newark Academy and Magnus Academy, both rated Good. In Lincoln, 12 miles north, The Priory Academy, Sir Robert Pattinson Academy and North Kesteven Academy, amongst others, are also all rated Good. In the independent sector, the co-educational Lincoln Minster School is extremely well regarded.
