2 bed Flat For Sale £250,000
Victoria Terrace, Deddington, Banbury OX15

Description
Deddington is a vibrant, active village offering both charming character and many amenities including several shops - post office, Health & Community Centres, library, hotels and restaurants, a recreation ground, the Church of St Peter and St Paul and the Wesleyan Chapel. The Church of England primary school is very well regarded, and Deddington is within catchment for the Warriner secondary school. Oxford and Banbury are easily accessible and M40 access North and South, plus mainline stations providing fast access to London, are both within a short distance.

Stoneleigh House is an alluring late Victorian property originally constructed as a grand villa for a wealthy family, sat at the end of a lane just a few yards from the village centre. In the later twentieth century the house was converted into bedsits, a rather unfortunate position for such a proud piece of architecture. But in more recent years it was reconverted to provide just three delightful apartments. Number 3 occupies the entire top floor hence both the natural light - through huge Victorian sash windows - and the view across the gardens and church beyond are splendid! And being in the top of the house, the roof architecture with its thick cross timbers and high ceilings, are a wonderful and characterful aspect that makes the apartment feel even larger than it really is. As the overall floor area is larger than many two bed houses, you can take it as read the feeling of space and positivity is absolutely excellent. At this price, the mix of character, space and practicality really is unbeatable.

The entrance to the apartment is elegant, with doors to the left of the main house leading via a path to an entrance door inside which is a broad and attractive hall. Stairs rise and gently turn anticlockwise through pleasant landings and past large windows, reaching the top floor. The main door opens into the apartment, with space at the entrance so ample that the owner has been able to put coat and boot racks, even a tumble drier, here without touching the hallway. Look left and instantly the scale of the property is evident, with the landing nearly 30 feet long on its own! Walk right and you enter the living room. When converting, the decision was made not to close off the kitchen from the living room, to enjoy every inch of the space and light to the max. In this we think they were correct, although if you did wish to separate the two it would be easy to do. On the left hand end the kitchen is very well planned, with all the storage and work space you are likely to need, and the window to the rear provides a gorgeous view. Two further large windows in the main living area light up the lovely tall eaves with their crossing timbers. And the floor space below is lovely, ample for a huge suite with masses of space for TV stand, desk, cabinets and shelving galore. When you refer back to the floor plan, the dimensions tell you all you need to know - it's a fantastic room.

Head back down the hall, lit amply with roof light windows, and you come to two large bedrooms. The main is extremely generous, a large double room by any standard hence it could accommodate a large wardrobe, chest and the like alongside the largest of beds with ease. And the original fireplace, pleasingly, still remains in place. Unusually for a conversion of this type of building, the main also accommodates an en-suite, which is beautifully fitted with a mix of the old (art deco tiling and panelling) and the new (modern shower and suite). It's a lovely and cosseting set up, and in addition there is a huge cupboard behind a discreet door to the side. Bedroom two may be more compact, but this is only by comparison! In any other situation this would be as large as most primary bedrooms. The dimensions are great, too, hence the room has doubled as both bedroom and work space throughout lockdowns with ease. Serving all, the main bathroom follows a similar theme to the en-suite, this time with a bath. It's all in lovely order and a good size, too.

Outside, the building sits back behind a smart front wall with the pavement to the front and free parking that is ample as it serves just the few properties on this road. The road ends straight after this property with entrances to two larger houses. Hence there's almost no passing traffic, ensuring it's peaceful at all times. And being just a few yards from the centre of the village, a minute's walk gives you access to a wide range of lovely amenities.
