What Is Part Buy Part Rent?
You buy an initial share in your new homes - usually between 25% and 75% - and you pay a rent on the remaining share. The share you buy will be the most you can afford based on a financial assessment. Then, if your financial circumstances change, you can buy further shares as and when it is appropriate to you, and in most cases you can own your home outright. (subject to the terms of your lease).

Elegibility For Home Reach
Buyers must be at least 18 years old
Buyers must have a total household income under £80,000 (£90,000 in London)
Buyers must meet the Homes England affordability and sustainability assessments (see the Homes England calculator guidance for further information)

Ongoing Monthly Costs
Shared ownership makes buying your home more affordable but there are still costs to be aware of. You'll need to think about the on-going costs of ownership like Council Tax and utility bills, but don't worry, your Independent Financial Adviser can help you budget for these. You will need to pay rent on the share you don't purchase, this is collected monthly via direct debit. Rent is charged at 2.75% (on the share you don't purchase) and increases annually by rpi + 0.5%.
