Description

Description
Beech House occupies a picturesque position on the edge of this popular village. From an elevated position the house enjoys a captivating view across the River Coln to beautiful countryside beyond. The riverside grounds create a tranquil and enviable setting.

The house is understood to have been built by the Godwin family in 1904, prior to being converted to a convalescence home during the First World War. In recent years the house has been remodelled and enlarged by the present owner and is now a first class home, presented in good order and having the advantage of a ground source heat pump..

Internally Beech House provides well proportioned
accommodation on three floors. Approached off the reception hall are two of the reception rooms together with the study, cloakroom and utility room. The drawing room and dining room both have open fireplaces with woodburning stoves, and take advantage of the garden aspect. The well fitted kitchen/breakfast room is a light and airy room which includes an Aga and pantry. It opens out onto the garden terrace and links with the garden room, a perfect everyday room with access to a sunny sitting out area. From the hall there are steps down to the cellar where the heating plant is found.

On the first floor there are three double bedrooms and two
bathrooms. The generous main bedroom suite includes a dressing room and like the guest bedroom takes advantage of the splendid views. On the second floor there are two further double bedrooms, again with views and both of which have shower rooms and fitted cupboards.

Externally the property is approached through timber gates. The gravelled parking area provides parking for a number of cars and there is garaging for two vehicles. In addition there is a secure implement store/workshop and a further timber garden shed.

Fronting the house there is a wide garden terrace which looks
down over a ha-ha to a wide expanse of paddock. The terrace
extends round to the rear of the house where there is a sitting
out area ideal for summer entertaining. To its side is a formal
terraced area of garden which includes rose garden. Beyond is a contemporary stone built folly, a vegetable garden and alongside the river is a relaxing sundowner area. The Coln River curves round the grounds and offers the chance to canoe, fly fish as well as watching the changing flora and fauna, and the wildlife. An overhanging willow tree provides dappled shade. There is also an orchard and maturing trees including Beech, Poplars and Limes. We are advised
that there is 5000 litre tank for rainwater collection for w.c use in the house and an outside tap. Please note that the garden statuary, troughs, staddle stones and copper planters are expressly excluded from the sale.
