Tenant is responsible for installation and contract and all associated costs. There is Fibre installed into the shared utility room (FTTP) and the cables are in place to connect fibre into the property. The current tenants had copper only, but fibre is available.

The landlord may require access on occasion to carry out maintenance work or improvements to the property. You will be given prior notice of access (unless in the case of an emergency).

Window cleaner comes once a month to clean the exterior of the windows, except the windows/doors on the balcony which are the tenants responsibility along with internal glass. This is not guaranteed.

Communal grounds are uneven with 2 unfenced ponds and some areas are unlit with external lighting.

No naked flames, candles, t-lights or Barbeques are permitted inside or outside due to insurance restrictions on timber barn.

Regret no smoking or vaping, no children, no pets.

The landlord lives on site and shares the communal areas.

Mobile phone service is weak depending on your provider (Vodaphone has the best coverage), but tenants of the barns have not reported it as an issue.

The costs of most utility bills included in the price (additional to this is council tax, telephone/broadband, TV licence and personal contents insurance). There is no gas at the property, so no gas certificate is required. Pat testing is carried out annually, Fixed wire testing is carried out every 5 years and the Oil Boiler is serviced annually.
