House For Sale £285,000
Kingstone, Ilminster, Somerset TA19

Description
Situated in a small hamlet with excellent countryside walks on your doorstep, this pretty detached cottage is offered for sale with no onward chain, and is just a short distance from the attractive market town of Ilminster.

The Property
Since purchasing the property in 2004 the current vendor has made some lovely improvements to this sweet cottage, not least the addition of an extension to the east side and significantly altering the internal layout to create a more practical home that’s still full of period charm. Despite its character, the property is not confined by being listed. That said, the vendor has remained sympathetic to its history and ensured he has used suitable materials such as timber double glazing and oak flooring and internal doors.

To the front of the cottage is a small porch with windows to both sides. The main front door opens into an open plan living / dining space which was formerly two much smaller rooms. The open plan layout gives a better sense of light and space whilst still giving you a designated space at each end for your furniture, perhaps a dining table to one side and a cosy living space to the other. Each end still retains their feature fireplaces, and French doors open onto the rear garden. A staircase leads up to the first floor with an oak door opening into the understairs storage area.

Beyond the living area is a modern fitted kitchen / breakfast room with triple aspect doors and windows making the most of the sunshine, particularly in the mornings. A door open to the side path and garden. There is room for a table to one side and a practical slate effect flooring. The units include space for your own washing machine whilst there is already an integrated gas hob and electric oven included in the sale. Kingstone is one of the few rural hamlets to have mains gas connected and therefore this cottage does have the unusual benefit of mains gas central heating via the boiler located on the kitchen wall. Recessed spotlights to the ceiling give a more modern look to the lighting, this being part of the later extension.

On the first floor the landing has lovely oak floorboards and oak doors opening to the second bedroom. This is a smaller double room with a window to the front aspect. On the landing is a nicely fitted shower room with good size shower cubicle housing mains shower, pretty timber panelling and display recesses, alongside the WC and wash hand basin. The landing then extends across the front of the property and leads to the master bedroom which is a lovely size with further adjacent en suite shower room with shower cubicle housing mains shower, WC and vanity wash hand basin unit. The master bedroom has a pleasant dual aspect, and further oak flooring and skirting boards. This room is located above the kitchen and forms part of the more recent extension.

Outside
The property benefits from off road parking on a gravelled driveway located to the west side of the cottage. Stone retaining walls border the driveway and attractively edge the predominantly lawned garden, the majority of which is quite level with a minimal number of steps. There is flagstone paving and gravelled areas, making the perfect spot to sit out and enjoy the southerly facing aspect at the rear. There are various mature trees including pretty Japanese acers, hedging and a small timber storage shed to one corner.

Agents Note
The vendor has informed us that Building Control inspected the extension works but did not attend to sign off the final certification and therefore a suitable indemnity policy will be provided by the vendor.

Kingstone is a friendly hamlet just a mile or so outside of Ilminster. There is a pretty church in the centre of the parish which is the centre of the annual summer church fayre and many local footpaths providing excellent dog walking etc. The nearby village of Dowlish Wake has an excellent local farm shop / cider museum as well as The New Inn public house, village hall and recreation ground with croquet club.

The nearby town of Ilminster has a great range of facilities. These are mostly centred around the market square and 15th century Minster church and have everything you need from an award-winning butchers, delicatessen, cheese and dairy shop, homewares, antiques stores, clothes boutiques and gift shops.

Ilminster is also well served by a town-centre Tesco store with ample free parking. Alongside is a bowls club and tennis club and close-by a town library. Ilminster Arts Centre is a vibrant arts venue with licensed café and there are plenty of other places to eat too, including pubs, cafes, restaurants and take-aways. The town also benefits from several hairdressers / beauty salons and a dental surgery as well as modern health centre on the southern side of the town with two doctors' surgeries.

Ilminster is arguably one of South-Somerset's prettiest market towns and has everything you need for day to day living on your doorstep. Should you need to go further afield it benefits from superb road links via the A303 and A358.
