House For Sale £625,000
Devonshire Road, Walthamstow, London E17

Description
An utterly charming three bedroom terraced house on Devonshire Road.

Having the added benefit of a loft extension, and stretching to in excess of 1100 square feet across three floors, this is a property that really does feel like a home.

To the front of the ground floor is a bay windowed reception room. With swathes of shelving and exquisite stripped wood flooring, it’s the perfect place to retreat to with a cuppa and a good book. The second reception room sits beyond the central staircase, and being open plan to the kitchen forms part of the kitchen diner. These two interconnected rooms are a real hub for this home, somewhere to gather as a family around the dining table. The dining room has more of that stripped wood flooring, whilst the kitchen has a fully glazed roof that lets the natural light pour in, highlighting the modern fitted cabinetry.

Upstairs the three bedrooms are spread across the two upper floors. To the front of the first floor there is a solid double, whilst the one to the rear is a single. Also on this floor is the family bathroom, featuring a three piece suite.

Ascend to the second floor and you come to the final double bedroom. With views front and back, this room has plenty of room for free standing storage, or could easily be used as a home office instead.

Outside there is a private garden to the rear.

Living Here...

Within a stone’s throw of Thomas Gamuel Park (if you have any canine members of the family they are going to love this house too!), the location of this property is fab. It’s also ideal for the morning commute, with Walthamstow Central station a hop, skip and a jump away. But enough about walking the dog and the morning commute – let’s talk about what to do when time is your own. How about wandering up to Hoe Street and catching a movie at The Empire, or maybe something to eat at SoDo or Yard Sale? Or cross Hoe Street and into the Village – more bars and eateries than there are days in the week. The always excellent Hornbeam Café is a few minutes walk away and serves some of the best vegan food in London. If you’re meeting friends, then where better than over a pint at The Rose & Crown? Or you could grab the wellies and head over to Walthamstow Wetlands, the largest urban wetlands in Europe.

Of course, if all that sounds too much, just relax on a bench in the park and watch the world go by…

In The Owners Words...

Over the last 22 years we've completely renovated this house into a dream family home. What first attracted us was the peaceful oasis of tree-lined streets, the fantastic light that pours into every room from dawn to sunset and the large downstairs kitchen/living room that has hosted dinner parties and family gatherings that spilled through the double doors into the garden. What kept us here were friendly neighbours and a wonderfully, creative community. We have made so many friends here that we're not leaving the area - the only thing that pulls us away from this house is the need to downsize. It's also a house that's perfectly situated if you want to get out and about. It's a few minutes to the Tube or Overground, shops, the Village restaurants, and a little further and you have the Wetlands and Hackney Marshes - in 30 minutes you could be in a restaurant in the West End or the Owl pub in Epping Forest. We are sorry to leave but we have been very happy here and we know that happiness will continue.
