1 bed Flat For Sale £360,000
Westcombe Park Road, Blackheath SE3

Description
A beautifully presented top floor conversion flat, set within the highly popular Westcombe Park conservation area.

"We've lived at 106 Westcombe Park Road, a late Edwardian conversion built in 1920, for (nearly) five very happy years.

The house is extremely well-kept, and we've been lucky that our house neighbours are friendly and warm and care about the house and the people in it. This has been a wonderful first step onto the property ladder for us and we'll cherish our memories for years. Let me tell you why.

Our flat is unique in having a triple aspect living room, which is spectacularly lit on even overcast days, making the space both inviting and cheerful.

One of the charms of the conversion lay in the quirky storage spaces that nestle in the eaves, providing fantastic in-home storage. New double-glazed windows and engineered hardwood flooring were installed in Aug 2016; a new, modern bathroom with electric underfloor heating in Jan 2017; a new, modern kitchen with new appliances (washer/dryer, slimline dishwasher, fridge/freezer) in Feb 2018; a new oven in Nov 2020; and new radiators in Dec 2020.

We also added a foldaway ladder access to the unfinished attic space for further storage. You don't need a car to love and live in this neighbourhood (more on that in a bit), but if you do there's always parking right outside the house. The nearest overland train station going into London Bridge and Cannon Street is down the street – a 7-minute walk.

The Blackheath Royal Standard area has an authentic small village feel, centred on Batley Park, with coffee shops, M&S Simply Food, Boulangerie Jade, the excellent Blackheath Royal Standard pub, a hardware store, an independent café, and many other shops and services. The best thing about the area is that you can't help but come to know the shopkeepers personally.

Saying hello to Kam, Em, Andrew, and others while running errands makes for a truly neighbourhood feel. If you have a pet, or plan to get one, Blackheath Vets at the bottom of the hill will be there for you. Literally just around the corner is Mycenae House, offering a full program of arts, health and sports classes, from bridge and chess clubs, to yoga, opera, wine tasting, dancing, music concerts, and martial arts classes. There are several gyms and Blackheath Squash Club nearby.

There are lot of gorgeous green spaces nearby - Greenwich Park and the wonderful open spaces of Blackheath itself, where you can wonder over to watch the famous fireworks display in November. Blackheath is a pleasant 20-min walk and has some great restaurants, including The Ivy, Gail's Bakery, lovely local delis and shopping like Space nk. You will love it here."<br /><br />
