House For Sale £185,000
Chapel Green, Doveridge, Ashbourne DE6

Description
This superb two bedroom home in the pretty village of Doveridge is perfect for first time buyers, a small family and for people looking to downsize. Situated in a quiet location close to the edge of the village, the home has been lovingly cared-for and has many attractive features.

The two off-road parking spaces are a great start and things get better as you enter the home and see the large lounge-diner with it's gorgeous fireplace. Stepping through to the sunny, bright kitchen - where all appliances are included - you can turn right into the useful utility room and on to the equally practical downstairs WC.

The garden is a real treasure trove and offers lots of possibilities. There is a large decking area, covered by a pergola with vines which flourish in the summer - a perfect area for outdoor dining. Three sheds (including two with power), a greenhouse and substantial raised planting bed make this a gardener's dream. And that's before we mention the plethora of fruit trees including apple, pear, flowering cherry and plum trees!

Upstairs is a large main bedroom, good sized single bedroom and family bathroom with large bath and shower over.

Doveridge is a very popular village located in south-west Derbyshire, close to the border with Staffordshire and the town of Uttoxeter. The river Dove and Dove Bridge are just to the west of the village - which is well-served by the A50 which makes for easy commuting to Stoke-on-Trent and Derby. Legend has it that Robin Hood and Maid Marian married under a tree in the local churchyard - more contemporary socialising can be found at The Cavendish Arms pub in the village, as well as the Working Men's Club. Doveridge Primary School and the Thomas Alleyne High School in Uttoxeter are both within 2 miles. There are play areas, cricket and football pitches in the village too.

Front Of House

Situated near the edge of the village in a charming street in a small row of six terraced houses, this home has a paved driveway with space for two vehicles. The pretty frontage has hanging baskets, a heritage outdoor light and space for outdoor seating to watch the world go by. The driveway is bounded by a low brick wall to the left and timber fence to the right. A wrought iron gate leads through the alleyway to the rear garden and side entrance - and you enter the home through the half-glazed uPVC front door.

Entrance Hallway

Stepping onto the tiled floor, there are stairs in front to the first floor and a door through to the lounge-diner. This entrance space has coat hooks, a power point (cleverly used to charge a wall-mounted vacuum) and radiator.

Lounge-Diner (5.8 x 3.65 (19'0" x 11'11"))

We love this room! It is a well-proportioned living room with a working coal fire set into a beautiful fireplace, with regal blue tiles and a wooden mantelpiece and surround. Large lead-diamond-effect double glazed windows pour light in from the front and that's enhanced by the light coming in from the kitchen door at the southern end of the room. Wall and ceiling lights mean that the lighting in this room can be carefully managed to your own preference. The room is carpeted and (like all walls in the house) has white walls, giving you a blank canvas when you move in. The wide arch acts as a soft break between the living and dining areas. There are two radiators, plenty of power points and it is a very versatile room.

Kitchen (4.2 x 2.6 (13'9" x 8'6"))

This large breakfast kitchen has a wide south-facing double-glazed window. With half-glazed uPVC doors to the garden and side-alley, on a sunny day this is a joyful space to create meals and spend time with loved ones.

The oven and dishwasher are included and sit amidst a range of country-style kitchen cabinets, including two glass display cabinets. In front of the window is a large ceramic 1.5 Belfast sink with drainer and chrome mixer tap. Tiled splashbacks run around the kitchen worktop and behind the oven hob. There is plenty of worktop space and an area between the rear and side entry doors which has previously accommodated a breakfast bar - it would be a perfect place to reinstate that. Three ceiling light fittings and plenty of power points complete this lovely kitchen.

Utility Room

The tiled-floor utility is a terrific extra room - a hidden gem, with washing machine (included in the sale), worktop, storage cabinet, radiator and light.

Downstairs W.C.

Accessed via the utility room, this is a private downstairs WC. With a tiled floor, the centrepiece is a beautiful ceramic bowl sink with heritage gold-coloured taps, which sits atop a large cabinet. The sink has tiling surrounding it and the rest of the walls are painted white. In addition to the WC itself, there is a pine corner cabinet, ceiling light fitting and frosted glazed window.

Stairs To First Floor Landing

The carpeted stairs have handrails on both sides leading up to the landing. There are doors to both bedrooms and the family bathroom. A large storage cupboard on the right has two deep shelves and a large space below.

Bedroom One (4.3 x 3.3 (14'1" x 10'9"))

This large double bedroom has plenty of space for a double bed and multiple other bedroom furniture items, as evidenced by the photographs. A useful raised area over the stairs can be used to position a TV or offer more storage space. The room is carpeted and has two large double-glazed windows. Being north-facing they don't get the early light, so it's a nice sanctuary for people who enjoy their sleep! Two ceiling light fittings and two radiators finish off this spacious room.

Bedroom Two (2.65 x 2.4 (8'8" x 7'10"))

Overlooking the south-facing garden and with views to the tree-lined play park in the distance, this is a good-sized single bedroom. The room has laminate flooring, white papered walls, a radiator and ceiling light fitting.

Family Bathroom (3.4 x 1.5 (11'1" x 4'11"))

It's great to see a bathroom such as this, with a really deep, luxurious bath and lots of space. The bath is surrounded by floor-to-ceiling tiles, has an electric-shower over and bifold shower screen. There is a ceramic shell-design sink and WC, mirrored cabinet, towel rails galore, radiator, extractor fan and two ceiling lights. The frosted window overlooks the garden and has a wide sill, handy for storage.

Garden

We love this magnificent south-facing garden, which is accessed directly from the kitchen or via the side alley and gate. From either entrance you step onto the large decking area with an impressive pergola (made all the more impressive that it was constructed by the current owner). The pergola has vines which flower in the summer, offering shade and abundant greenery as you eat or enjoy an evening drink with friends and family.

On the right-hand-side is a very useful storage area for bins, coal and garden tools. The back-to-back sheds next to that have power and can effectively be a workshop. Step down from the decked area between the wood-post fencing onto the paved garden path. There are border plants and trees aplenty including a cherry blossom, one pear, five apple trees, one sycamore and a plum tree.

The centrepiece of the garden is the substantial raised flower bed - a terrific central feature. There is a greenhouse and additional shed at the far end of the garden. All of this is superb and has been a labour of love for the current owner, but we also know that the previous owners had most of the garden laid to lawn and for the less green-fingered amongst us, it offers a generous space for returning to lawn. This could be a consideration for a family with young children especially.

The garden is bordered on three sides by timber fencing.
