1 bed Flat For Sale £395,000
Cornwallis Road, London E17

Description
A bright and beautiful one bedroom ex-Warner apartment, with a dedicated section of rear garden on a quiet turning minutes from Blackhorse Road. A classic red brick frontage gives way to a perfectly formed living space, gorgeously finished throughout. A timeless and classic Walthamstow design.

Landowner and philanthropist Thomas Warner's vision of social housing left a legacy that remains at the heart of Walthamstow in 2021. He developed these distinctive red brick homes, just as lovely today as in the early 20th century. This beautifully realised apartment has an original glass panelled front door leading to a sleek modern interior.

If you lived here…

You'll step through that striking bright green front door and climb the stairs to your carpeted landing. Turn left to find your lounge diner to the front, a bright 195 square foot space lit by three sash windows. A fantastic cast iron fireplace is set in a blue feature wall, and there's built-in shelving and cupboards to one alcove. Next door is your bedroom, a perfect 100 foot square in a snug spot with a view of the garden. The walls are a calming grey-green with picture rails and cornicing above, and there's soft carpet underfoot.

Next is your gorgeous 105 square foot kitchen. Grainy engineered flooring lies underfoot, and the units are a bold matte black, set off by glossy grey deco-style backsplashes. Step through a hallway past built-in storage to the right, and find your bathroom. Two windows give a welcome wash of natural light, and there's a dedicated shower and vanity sink. Then find your way down the stairs to your delightful garden, with paving giving way to a long lawn.

You're just six minutes' stroll from Blackhorse Road, where the superfast Victoria Line will take you to Kings Cross in under a quarter of an hour. The playing fields are also a short stroll, and less than a mile away on foot you'll find the wonders of Walthamstow Wetlands, London's largest nature reserve. Ten minutes on foot takes you to St James Street, where you can hop on the Overground to Liverpool Street, or choose one of the many cafes to settle into.

A word from the owner....
"We could have not wanted anything more form our first home and its with real sadness that we have decided to move on. The flat is incredibly light, airy and well proportioned with natural light flooding the rooms at all times of the day.
The south facing garden is a beautiful place to spend time in the summer and we’ve worked with our neighbour to create a private yet social garden that makes the most of the increased width we have within the demise. It's an incredibly peaceful space considering local transport interchanges such as Blackhorse Road and St James Street are just 5 minute walk away.
The proximity to a range of varied green spaces has been a real highlight. We've enjoyed early morning dog walks to St James’ park and the marshes, as well as short drives to Epping forest on the weekend. It has provided a sense of the countryside to our city living.
We’ve loved exploring the local area which has changed so much since we first moved. This end of town has a real buzz to it thanks to the choice of breweries, coffee shops, shops and and open green spaces.
We will miss the friendly, peaceful and neighbourly feel that this area has given us and we hope the property brings as much joy to the next owners as it has to us."
