Description

Weston Fields provides a unique opportunity for a buyer to create their ideal property in the heart of the rolling countryside of Pembrokeshire. Comprising of eleven acres of prime paddocks and wildlife habitat, along with a 19th century stone cottage and recently restored Dutch Barn, this property provides a captivating opportunity for any buyer. The cottage has full planning permission to be extended to form a two bedroom home. It has been recently re-roofed with work to the walls and a new insulated floor with pipework for underfloor heating put in place ready for further work to begin. Alongside this stone structure is a huge Dutch Barn and additional workshop/storage barns, the perfect base for any tradesperson, rural business, or creator.

Weston Fields sits on the edge of the Cleddau estuary, providing a tranquil paradise both on and off the river right on your doorstep. Furthermore, the buildings are situated in the quiet community of Martletwy which is a short distance from the popular town of Narberth. Narberth is a thriving town with a range of artisan shops and high-quality independent restaurants and cafes. The old market town has been regularly included on lists of the UK’s best high streets and has recently been voted as one of the top places to move to by the Sunday Times.

While the full and detailed planning permission that exists on the cottage would make a fantastic residence, it also would provide a wonderful starting point for any purchaser who wishes to put their own stamp on this exciting development. Electricity is connected to all the buildings at Weston Fields along with a phoneline and broadband, with mains water to the property.

For those looking for the perfect footprint to create their ideal home in the country, Weston Fields presents an opportunity too good to be missed.

Cottage

Believed to date back to the early 19th century, this traditional stone building is the ideal base for this exciting project. The property has been prepared for this transformation with a new slate roof with Velux windows and newly underpinned walls. A new, fully insulated, concrete floor has been laid which includes pipes for an underfloor heating system. As a result, the building is fully weather proofed and ready to be fully developed by its new owner.

The current planning permission covers two extensions to the core structure. The first extension would provide a utility room, shower room, lobby to outside and larder to the rear of the main living space. The second extension would house a bedroom and family bathroom over two levels, connected by a striking glazed atrium which would perfectly link the old and new structures.

The heart of the building would be the open plan living space which would have a large picture window in the stone end wall looking out over the farmyard and fields. This double height living space would include a mezzanine level which would contain the property’s master bedroom area.

While these plans would create a stunning and characterful home, they also provide the perfect base for those wishing to put their own stamp on this development.

Barns

Positioned to the side of the cottage, the large Dutch Barn comprises of a cavernous main area with its height being 6.5 meters at its apex. Alongside this main area there are three separate enclosed areas, consisting of secure workshop space and dry storage buildings that run alongside it to the north west, each with their own access.

The entire structure has been fully restored with new concrete floors, new steel posts, doors, and roof timbers. The new roof has been constructed out of high quality corrugated steel which has been lined with an anti-condensation coating. The external walls have been partly faced with a mixture of waney-edged larch and larch planks to complement the metal cladding.

Outbuildings

Two of the original milking parlours have been retained and improved, with one now serving as a woodshed. These structures also provide valuable footprints for the pre-existing structure which may be of use should further development of the site be desired.

There is also a static caravan currently sited to the side of the barns. This would make an ideal site office while the building works take place.

The Land

Extending to approximately 11 acres, the grounds at Weston Fields have undergone a similar transformation to the buildings. Following detailed surveys of the land, an extensive replanting and reorganisation program was undertaken to combine high quality pasture with natural habitat.

Over 1500 native trees and shrubs were planted, complementing the existing trees on the site and creating new hedgerows to partition the land and create wildlife corridors. This process included replacing the majority of the fencing and gates on the land.

This groundwork also included work on the drainage of the land which gently slopes away from the main buildings.

To the western corner of the land a new orchard has been created which is sheltered from the prevailing weather by a willow hedge. The orchard comprises of a mixture of forty heritage fruit trees including plum, cherry, pears, and notable varieties of apple trees including Nant Gwrtheyrn and Trwyn Mochyn which are grown specifically for the welsh climate. The orchard will develop over the years to provide a fantastic haven for wildlife and a hugely productive area for any owner.

To complement the orchard a series of raised beds have been created to the side of the main barn which would provide an ideal kitchen garden for the main property.
