Situation

Lustleigh Mill and The Old Bakery annexe are situated in the outskirts of the beautiful Dartmoor village of Lustleigh along the banks of the Wray brook. The village centre is just a short walk away where there is a village shop/Post Office, the Parish church of St. John's, The Cleave pub, a tea room, a garage/workshop and a pre school which operates at the former village school. Lustleigh is surrounded by countryside and moorland walks and there is a cricket club close to the pub. Lustleigh sits mid way between Bovey Tracey and Moretonhampstead and the A38 dual carriageway is only about 5 miles away.

Main Entrance

A flight of broad cobbled granite steps leads down from the two-car parking bay to the entrance porch at the ground floor level of the mill. To one side is a recessed granite trough and to the other side a cobbled path which leads around to the riverside garden.

Entrance Porch

This is a slate roofed porch with rendered stone walls, an exterior carriage lamp, two wooden seats, a working bell pull lever and a part glazed painted timber door to the sitting room.

Sitting Room (17' x 16' 1'' (5.18m x 4.90m))

This spacious room has a large granite fireplace with a heavy oak bressemer, a cloam oven with its lid intact, a granite hearth and a fitted wood burning stove. There are windows to the front and side each with a seat beneath. The room is spanned by a heavy oak beam and many of the timbers are bevelled as befits a fine traditional home. Lustleigh Mill Exterior

At the entrance to Lustleigh Mill and The Old Bakery is a parking bay for two cars and a granite outbuilding which is both a bin store and wood/coal store. An upper path which is gravelled leads to the first floor landing/hallway entrance where there is a stable door entrance. To one side of the parking bay is a broad cobbled and granite flight of steps which curve gently down to the porch and front door to the mill. On the way the steps pass The Old Bakery which is to the right.
To the left of the parking bay is the old commercial granite lined mill leat which has a granite bridge leading to a small grassed area where there is space for a bench to look over the neighbours field. A new water course now leads the water away from the mill building and drops the water into a different section of the rear garden. Adjacent to the grassed area is a bunded oil tank of 1100 litres capacity.

The Mill Gardens

From the main front entrance to the mill a cobbled path runs along the front of the house passing a mature Wisteria and leading to the south eastern side of the house into the gardens. To the rear of the mill on the south eastern side is a terrace outside the garden room double doors and this looks along the garden to the brook and the disused Victorian granite former railway viaduct. Below the terrace is a delightful brookside garden with feature granite retaining walls, a palm tree and variegated holly tree, shaped flower borders and shrubberies. A lawned area runs along to the tip of the garden towards the viaduct where there is a wooden summerhouse (7'9" x 5'8"/2.36m x 1.72m) and an aluminium framed greenhouse (8' x 6'/2.43m x 1.82m). The garden below the garden room is a delightful water garden with a concrete and granite terrace beside the brook which is the ideal site for a garden seat.
There is a granite turbine shed where the now decommissioned electricity generator still resides. This section of the brook is strewn with huge natural granite boulders. Running through the garden at this point is the mill leat which carries the rerouted water in a granite lined watercourse to a small pond with a waterfall into the brook. Within the garden are numerous sitting places to savour this lovely bucolic setting. On the north western side of the mill is the old water wheel sump and the Grant oil fired central heating boiler in an insulated enclosure and with a frost stat.

Granite Shed (15' 8'' x 8' 11'' (4.77m x 2.72m))

This granite two bay shed is located against the north west boundary and has a corrugated roof.

The Land

The land comprises two field enclosures, the viaduct embankment and part of the old track bed. The two animal enclosures are on a gradient with some large granite boulders. They are separated from the mill gardens by a post and rail fence but there is a step up from the garden and access through. At the top of the closest enclosure to the mill is a granite and block structure which was a former pig sty. In the second enclosure which is a better pasture there is a wooden single stall stable building. A gated access leads into this second enclosure from the lane and a path leads to the track bed and viaduct. These two enclosures extend to approximately 1.55 acres with the track bed and embankment adding approximately another 0.5 acre. In all this is approximately 2.05 acres/0.829 Ha.

Pig Sty (16' 7'' x 9' 4'' (5.05m x 2.84m))

The pig sty has field gates leading to the lane on either side. It is granite built with granite upright supports to the front filled in with concrete block to enclose the building. It has a corrugated roof. Close by is a further granite and block structure but this is not a viable structure without some remedial works.

Single Stall Stable Building (11' 10'' x 10' (3.60m x 3.05m))

This is a timber framed structure with a stable door which sits on a concrete plinth.

The Orchard

This is set in front of the mill and is overlooked by bedrooms 3 and 4. It has a gated pedestrian access from the lane and is a great spot for a seat to look over the pretty valley. It has a number of fruitful apple trees.

The Old Bakery

This is the original granite built bakery which the flour from the mill would have supplied. It is detached and has a small terrace garden of its own to the side of the building.
