House For Sale £850,000
Palmerston Road, London E17

Description
A breathtakingly spacious, beautifully finished four bedroom family home, immaculately appointed in a seamless blend of timeless vintage style and sleek contemporary design. It's all elegantly arranged across three floors, with a wealth of sociable space, rear garden and luxurious penthouse suite.

Your location's every bit as enviable, sat as you are just a couple of minutes on foot from Walthamstow High Street and its comprehensive complement of shops, supermarkets, cafes, transport links and plenty of other day to day to day essentials.

If you lived here…

You'll be luxuriating in all the love, labour, care and attention that's gone into this impressive property over the years, with every inch of your 1700 square feet finished to perfection. The 180 square foot front lounge is a real gem in itself, a gorgeous exposed brick wall and chimney breast perfectly complementing the vintage timber floorboards underfoot, all awash with natural light from the floor to ceiling bay window.

However, throw back the quadruple set of internal doors and things really start to sparkle as you open everything up to your 200 square foot second reception, with more original floorboards and exposed brick and itself seamlessly giving way to your wonderfully bright kitchen/diner. In here the twin design aesthetics complement each other perfectly with yet more exposed brick above the marbled cream countertops, stainless steel chef's oven and Belfast sink facing a triple bank of designer skylights over the dining area.

With bi folding doors opening it all up to the garden this is a hugely flexible space, coming in at a grand total of over forty feet in length and perfect for the most demanding of year-round gatherings. For the summer months, your garden consists of a secluded paved side return and an expanse of zero maintenance Trulawn surrounded by timber fencing and thriving beds. Upstairs and all three bedrooms on the first floor are generous doubles, not a single one coming it in at less than 120 square feet, all finished in the same vintage aesthetic of exposed brick and original flooring.

Your family bathroom is – as you'll by now expect – quite striking indeed. Classic terracotta lies underfoot there's a freestanding clawfoot tub, a sleekly tiled, walk in rainfall shower and a massive floor to ceiling mirror accentuating the sense of space. The best is saved for last. Head up into the expertly developed loft for what can only be described as an enviably luxurious penthouse suite. The bedroom here comes in at over 200 square feet with twin skylights and a Juliet balcony, your en suite shower room (also skylit) is finished in an elegant blend of metro tiling and exposed brick and there's even a dedicated, ninety five square foot dressing room.

Outside, and you're well placed for the very best that our wonderful borough has to offer. As well as having the High Street (home to Europe's longest street market) on your doorstep, Walthamstow Central station, with a range of comprehensive transport links including direct twenty minute runs to Oxford Circus and Liverpool Street, is just a half a mile on foot. Venture past the station and it's a short stroll to the peaceful leafy streets of Walthamstow Village, home to a huge variety of high end restaurants, independent bars and artisanal gastropubs.

What else?

- Stoneydown Park is just a couple of minutes' walk anytime you want to exercise yourself or any fur babies.
- Local schools are plentiful and excellent. Less than a mile away on foot you have five primary/secondaries rated 'Outstanding' by Ofsted, and there are a further seventeen deemed 'Good'.
- London's largest nature reserve, the 500 acre Walthamstow Wetlands, is just a fifteen minuter walk or five minute cycle anytime you fancy a complete escape from city life.
- The central location is perfect for accessing all that is on offer, both the Crate entrepreneurial business community and the historic Walthamstow Village are equidistant as are St James’ Park and Lloyd Park, so you really do get the best of both worlds.

A word from the owners.....

"We moved here from Hackney to accommodate a growing family without knowing much about the area. It was a great decision! We have found lots of likeminded people in the local community, have lovely neighbours and have enjoyed being more easily connected to central London. We are moving out of London due to relocation for work and will be sad to say goodbye. The house has been an oasis for us - with so much natural light, space and the double glazed windows - it is a joy to spend time in."
