House For Sale £700,000
Newgate Lane, Londonthorpe, Grantham, Lincolnshire NG31

Description
An immaculate, beautifully designed, light and airy, yellow stone property built in 1849 as part of the Belton House Estate, is well set back from the road and commands breath-taking, far reaching views over its superbly landscaped gardens and the rolling Lincolnshire countryside beyond. In a small but highly sought after village, it is just 3 miles northeast of Grantham where there are outstanding schools, as well as a direct train service to London taking almost exactly an hour.

“The property was originally two dwellings – two adjoining little farmhouses for the workers on the Belton House Estate; you can see each of the entrance doors at the front of the house, and the Brownlow family crest features on the exterior walls. The separate building in the garden at the back was the workers’ wash-house”

“i’ve lived here for about eleven years – the previous owners had done a fair bit of work modernising the property, but I have done a lot and really put my mark on it! I’ve also had it completely re-pointed, and re-landscaped, as well as recently decorating throughout”

“My favourite room has to be the kitchen, not only because I love cooking, but it is triple aspect with French doors onto the south and west facing terrace, and has the wonderful views across the countryside to Manthorpe”

“The thing I will miss most is the incredible views! It’s a rural bastion here looking out onto nature - I frequently look out onto the field below and often see it full of deer which have jumped across from the Brownlow estate. And the garden is so peaceful and quiet you can listen out for varying birdsong as we have an abundance of different birds”

“The garden is completely enclosed and secure for dogs, and totally private. The back of the house faces west and the main terrace is a massive sun trap – straight outside the kitchen. The garden has been designed and planted with abundance in mind! I love growing fruit and veg so there are lots of fruit trees - pears, plums, different varieties of apple; there’s rhubarb, redcurrant and blackcurrant bushes, raspberry canes, even some blueberries. There’s always far too much for this house so I often drop off bagful’s to the neighbours!”

“The garden building has been brilliant for the children when they’ve had friends over as they can be completely self-contained – with the shower room and the little kitchen - and stay up half the night if they want to! It would make an ideal office too as there’s so much space out there. There’s also lots of room above the double garage which has been an excellent games room. Presumably easy to reinstate, I have lapsed planning permission (with drawings available to view) to connect the utility room and entrance hall directly into the garage, thus creating a great granny annex, or just extra accommodation”

“I am staying in the village as it is such a wonderful place to live. It’s a weeny place with just a church but it’s a really good community with some key players who want to keep the place alive so there are frequent little village functions. The neighbours on both sides - and across the road - are lovely and were very welcoming, and in lockdown we all looked out for each other”

“There’s a Tesco Express just down the road where you can buy everything you need such as freshly baked bread, even special herbs, and there’s also a very good doctor’s surgery nearby. We are lucky too, to have a master baker living in the village who takes orders for regular delivery to your door, which is a fantastic service!”

“We are very spoilt here being surrounded by land managed by the Woodland Trust – with whom you can become involved if wished. For walks, it is superb with a woodland trail literally out of the front door and past the neighbours’ house, so perfect if you need to exercise dogs and for enjoying the countryside”

The name Londonthorpe derives from the Old Scandinavian lundr and thorp, meaning an ‘outlying farmstead or hamlet by a grove’. It is a little village lying 3 miles northeast of Grantham, bordering Belton Park to the west. Originally part of Lord Brownlow’s famous Belton House Estate – Belton House now owned by the National Trust and open to the public - which explains the large number of beautiful stone properties, including Park House, that form much of the village.

Park House’s close proximity to Grantham with its fast rail link to London Kings Cross (journey time of approximately one hour) makes this a very attractive property for commuting, but equally, offers plenty of scope for working from home. Being so near to the A1 there is also easy access to Newark (25 mins), Stamford (30 mins), Peterborough (40 mins) and - along the A52 - Nottingham (50 mins). From Grantham station, trains offer fast services to cities further afield such as Leeds, and across to the Lincolnshire seaside at Skegness.

Belmont Community Primary School on the edge of Grantham is less than 2 miles away (4 minutes by car) whilst Belton Lane Community Primary is less than 3 miles (6 minutes) both rated Good by Ofsted. For secondary education, The King’s School (for boys) and Kesteven and Grantham Girls’ School are extremely highly regarded state grammar schools rated Outstanding by Ofsted.
