House For Sale £500,000
Off Lincoln Road, Digby, Lincolnshire LN4

Description
An attractive, steeply gabled, old but modernised, three bedroomed cottage with stone lintels and sills and interesting historic features, has excellent, recently installed, equestrian facilities and lies on the edge of a small village in the Lincolnshire Fens 6 miles north of Sleaford and 12 miles south of Lincoln. A primary school rated Outstanding is just three miles away, and a wide range of sought after secondary schools are within easy reach; Grantham, 20 miles (about a half hour drive) to the southwest has trains to London taking almost exactly an hour, whilst its close proximity to the A15 and the A17 provides good road links particularly for the A1.

“It’s been a wonderful place to live, and it’s only because my circumstances have changed that I am having to move. When I came here six years ago, there were no equestrian facilities at all; I have created everything from scratch, employing a local firm, Professional Paddock Care to form the paddock and manège with the timber railings, and had the National stables erected – fitting the best quality roofing, guttering and drainage for longevity. I also updated the tack room. There’s plenty of parking including room for a horse box”

“I love it here - it’s such a tranquil place with lots of birdsong. I love the house, the garden, and the way the horses in the paddock and the stables are right outside so I can see them from the house. Hacking and dog walking are wonderful round here, and the farmer’s very kind. You can walk, or hack, down to the village in minutes”

“I installed the Everhot cooker with two ovens and a big hotplate in the kitchen which is very economical – you can turn it up or down as and when you want it. I also just had a new flue surrounded by insulation put into the sitting room fireplace, and the gas boiler was new in 2019”

“The conservatory is fantastic, it’s so bright in there. I treated myself to expensive thermal blinds for the glazing which has made such a difference – it’s now warm in winter and cool in summer – the perfect year-round space”

“The garden is a manageable size. I put down a patio for an outside sitting area as it’s such a sun trap; I relocated two greenhouses where i’ve had a lovely time growing veg, and i’ve planted all sorts of things in the garden which will emerge over time. Digby Beck runs through the garden where there’s a little bridge, and a pond”

Manor Farm Cottage is down a private road off the Lincoln Road on the northern side of the village of Digby. The small, quiet village is in the vale of Digby Beck, 6 miles north of Sleaford and 12 miles south of Lincoln, its name deriving from the words ‘dic’ meaning dyke or ditch, and ‘byr’, farm or settlement. Some of the dwellings are extremely old such as Beck House, and Digby Manor House with which Manor Farm Cottage is associated. There is also St. Thomas Martyr’s Church, the popular Red Lion pub which serves food, and a primary school.

Digby Corner is a nature reserve managed by the Lincolnshire Wildlife Trust where many species can be observed during the course of the year; also, only about a half hour drive eastwards takes you to the Lincolnshire Wolds, and Area of Outstanding Natural Beauty, with marshland and the coast beyond.

A regular express train (approx. I hour) to London Kings Cross on the East Coast Main Line is at Grantham 20 miles south, whilst Ruskington 3 miles south, is on the Sleaford to Lincoln line.

Digby has its own primary school in the village, but less than 3 miles away Tedder Primary is rated Outstanding by Ofsted. Ruskington, also about 3 miles away, has two primary schools rated Good. For secondary education, some sought-after grammar schools (requiring the 11+ examinations) as well as other highly regarded secondary schools are in the area. A popular local secondary school rated Good is William Robertson 8 miles west, in Welbourn. Sleaford, 6 miles south, has St. George’s Academy, Carre’s Grammar School, and Kesteven & Sleaford High School (for Girls), all rated Good. In Lincoln, 12 miles north, The Priory Academy, Sir Robert Pattinson Academy and North Kesteven Academy, amongst others, are also all rated Good.

In the independent sector, the co-educational Lincoln Minster School (Prep and Senior) is extremely well regarded.

Further afield, Kesteven and Grantham Girls’ School and The King’s School (for boys), both rated Outstanding by Ofsted, are 20 miles south in Grantham.
