Description

The sale of Beechwood Park represents an exceptional opportunity. Discretly situated down its private drive lined by railed paddocks, the existing house, could be re-developed or indeed replaced (subject to planning consent), as it has a very substantial 'foot print', while the stable block could also offer possibilities. The views as you approach the house are superb, the latter being offset by a well kept garden with a particularly fine display of spring bulbs. Internally the house has good circulation space with accommodation on two floors - 2 reception rooms, massive kitchen/breakfast room, utility room, cloakroom, 4 double bedrooms and 2 bathrooms, extensive attic space and externally a useful stone built garden store. The nearby stable block is accessed off the drive with 3 stables and tack room and a separate store room/additional stable flanking a concrete yard. The land is divided up into 4 paddocks - 2 large and 2 small, each with field shelters and access water. It is mostly level or gently sloping, has been very well maintained and in places hosts a magnificent display of wild orchids in April/May.

General Information

The initial approach to the property is over part of the Common. Full vehicular and pedestrian rights of access in favour of Beechwood Park exist over it. This is an Official Area of Outstanding Natural Beauty.

Directions

From Minchinhampton Market Square, follow Butt Street up to the Common, turning left at the top onto the Cirencester Road. Take the third right turn and the driveway for Beechwood Park can be found a short distance on the right, on the corner.

Location

The essence of this historic market town is its spectacular Common and it is directly off this, within walking distance of Minchinhampton itself, that Beechwood Park is situated. The setting is totally discreet and not obvious to anyone but its immediate neighbours while the views out across its land, (the house is set in one corner), are predominately westerly. As such any available sun comes round the front all day. Minchinhampton retains a weekly market and has a diverse range of shops and other facilities so can supply most needs. Stroud just down the valley has a major Waitrose as well as other supermarkets and from its main line station, Paddington is scheduled from about 90 minutes and the journey is normally under 2 hours by car. There is a choice of excellent schools in the vicinity including nearby Beaudeset Park and Cheltenham is not far. For golfers there is the Old Course on the Common or the New Club at Minchinhampton with two outstanding courses. The opportunity to ride locally is limitless with the Common being an obvious option and there are numerous walks on public footpaths or along country lanes.
