Located at the boundaries of beautiful Oxfordshire and historic Northamptonshire, Aynho (Aienho in medieval times) exhibits evidence of various settlements ranging back to the Iron Age. By the 17th century it was a large and thriving village. Richard Cartwright, the wealthy son of. Cheshire squire, purchased Aynho park in the early part of the century and established a dynasty that was to last 300 years, including creating a beautiful deer park which continues today. The village expanded significantly in the latter 20th century and today it's a vibrant and exciting place to live with active societies ranging from photography and allotments to music, wi and history. Its position is ideal for many people as it's so easily accessible to large towns plus road and rail transport, and in particular Cartwright Gardens is also tucked away from the hustle and bustle behind a long entranceway.

Number 4 is owned by clients we have known for some years. Knowing them as we do, we expected the level of planning and detailing to be pretty obsessive. Little did we understand how far that was to go! The renovations took over a year, with complete refurbishment and remodelling finished in December 2019. Everything inside was renewed or replaced. This included creation of large open plan kitchen and living space, and every wall was stripped and replastered, with new insulation wherever possible to bring it close to current standards! Extensive glazing was added to provide views of the garden. The house was fully re-wired, completely re-plumbed with a pressurised water system, and a beautiful kitchen suite fitted that would be the envy of most chefs. Even the garage was externally clad in cedar, to give it a higher quality look as well as insulating the space! But as much as the big changes, little details like putting a glass roof panel in the hallway to add light really show the depth of thought. And you'll notice air conditioning in the two primary bedrooms and the living areas. For perfect temperature control regardless of the season...There is little like it anywhere. So why are they selling? As with so many things in life, the plan has changed and they are moving from the area. Their loss could be your gain...

The entrance door is flanked by two glass panels, fitted to bring in good light to the hallway. Once inside it's evident this succeeds. A bright and spacious hall runs ahead of you, turning right towards the bedrooms, with a floor that is high quality oak with a lovely deep grain. On the left the first of the four bedrooms is currently used as a study hence shares the same wood floor, with a view out across the extensive front garden. Next door, enter the living space. The positivity of this space is hard to explain. Running roughly 36 feet in length, almost the entire right side is glazed, and this culminates with glazed doors across the rear. This ensures that you benefit from the beauty of a stunning view of the woodland of the deer park and your own garden to the side as well as a view across both your own gardens and the parkland at the rear. The space is cleverly designed. To the near end a huge seating area faces a Stovax wood burner that is inset to take up as little space as possible, as well as being a cozy and attractive focal point in winter. Further to the rear, the dining area is equally large with the benefit of those glazed doors behind that provide a seamless integration with the patio behind. And one plan off to the left, the kitchen is well fitted with a peninsula including a Neff induction hob and a hidden extractor that rises from inside the unit below to keep the clean lines of the design. The ergonomics here are fantastic. Neff ovens in the kitchen are joined by another in the utility room - no more tricky catering at Christmas - and the stock of "white goods" includes fridge/freezer, dishwasher, microwave, and a plate warmer. The quartz work tops are extensive so there's plenty of prep space too, with a sink at the rear that provides the best view anyone washing up could hope for. And even the upright radiator includes slender horizontal bars for hanging your washing up towels... The set up allows the chef to talk to the guests while cooking, so the design is very much for entertaining, but equally the space is such that whoever is assisting the chef can do so without getting in the way... And the utility to the side is such a good size it contains much of what a standard kitchen might, with spaces for washing machine, tumble drier etc, and with an exit door to the garden as well as driveway and garage, it's an ideal boot room for dogs, muddy wellies etc.

Turning back to the hallway, three further bedrooms all offer stylish and cosseting accommodation. Walking past the immaculate cloak room on the right, a good sized double bedroom overlooks the pond and woodland behind, with deep wardrobes inset to the side wall providing masses of storage. Carry on down the hall and there are cupboards to right and left that provide a quite significant amount of storage space, and shortly after if you look above your head the afore-mentioned glazed roof panel floods light in. The main bedroom sits to the end on the right. Overlooking the long front garden, this is a great size with more hand-built wardrobes to provide great storage. And next door, the en-suite really is the best of its type with clean, simple lines. A large, seamless shower is mounted at floor level behind a perfect clear glass screen. The whole room is tiled, with a floating vanity sink unit providing hidden storage, and a wide inset mirror above which is a led strip light. Next door, bedroom two is a similar size and also well proportioned. Further wardrobes built to the same exacting standard provide great storage, and the view is out towards the woodland. And serving all, the family bathroom follows similar lines. This time equipped with a very attractive bath rather than shower, it's a good size with a further floating vanity, and a neat design feature is the pair of indented light wells in the wall that are there for no other reason than adding a little panache.

Outside, the plot is wonderful, and beautifully landscaped. From the close, the long driveway runs up to the garage and parking area, offering more space than you are ever likely to need. The garage has a double width electric roller front door, and behind it the space is as perfect as the house itself - and it's heated... Alongside the drive is a long run of pretty lawn shielded from the close by a hedge, with several trees and some border plants. Off to the side of the house a post and rail fence securely encloses the garden, with a five bar gate providing access. Behind it, the large timber outbuilding is set up as a workshop and store currently, but could easily be used as a further garage. Walk left and you'll come past the back of the house via a lovely pond with a gentle slope past it to either side and a couple of steps down to the front, with stone edging and various pretty shrubs. Continue and you come level with the large terrace, which runs the full width of the back of the house, punctuated with various borders filled with a glorious array of flowers. This theme continues onwards as you walk down the lawn. A wide and beautiful stretch of mature gardens with specimen trees and shrubs is flanked with various borders and a number of trees. It is incredibly peaceful and very secluded, and as you continue towards the back fence your focus becomes that view. The Aynhoe Park deer park enclosure to the rear is extensive, stretching some considerable distance until it becomes woodland beyond. It is the prettiest of views, and due to its status we are assured the likelihood of it ever being compromised by development is nil.
