House For Sale £450,000
Padleys Lane, Keal Cotes, Spilsby, Lincolnshire PE23

Description
A very attractive cottage dating back to the late nineteenth century sits in a tranquil, rural position yet close to the A16 for excellent road links to Boston to the south and Spilsby and The Wolds to the north. The house has been sympathetically extended in recent years to include a spacious country-style kitchen diner, utility and garage with generous master bedroom suite above, creating a well-appointed home. The plot is almost exactly an acre, surrounded by post and rail fencing, with a stable and several sheds, and has served as an idyllic home for many domestic fowl and animals. For a family, some very good state schools are within easy reach.

“I lived at Hawthorne Cottage for about seven years in my retirement and absolutely adored this home; it is such a beautiful spot - my happy place – providing everything I needed to care for my much-loved creatures. It has been, effectively, a smallholding with flocks of birds, such as geese, ducks and hens, residing in the smaller paddock, and three alpacas in the larger paddock”

“The cottage is at the bottom of an adopted, single track lane that serves just four houses, all spaced apart so it’s very private, yet you don’t feel isolated. It’s completely surrounded by open fields; bordering the paddocks are ditches and mature, native trees which are a nice backdrop as well as providing shelter”

“There are lots of places I have loved to sit, such as on the veranda with its oak pillars and decking, as it’s such a sun trap – there’s even a pull-out awning for some shade - but my favourite place is under the tree I planted in the paddock, around which is a circular seat; I have loved to sit and look at the house and watch all my family of animals from there”

“The cottage had already been extended (in 2007) when I came here. It’s a lovely light and spacious country kitchen, and again, i’ve enjoyed being able to see all the animals and birds through the front window. The big utility room next door is perfect the way you can come in through that back door and leave all your dirty boots and coats in there, and there’s plenty of room for a wet dog or two!”

“i’ve also loved relaxing in the living room at the front end of the cottage with the cosy log-burner, and the windows to the east and south. I wondered about adding a conservatory here but didn’t want to disturb the pretty wisteria that’s clambering up the outside”

“The property had all the usual telecommunications connected whilst living there – a landline phone, broadband, satellite television, and there’s an alarm system in place; the phone/broadband lines just need reconnecting, so too the satellite dish which is still on the wall”

“It is such a tranquil place surrounded by nature, but it has the convenience of being close to the A16 which takes you straight down to Boston in the south, with the Pilgrim Hospital on this side of town, and, in the other direction into Spilsby and on to the lovely Lincolnshire Wolds”

Spilsby is the closest town just over 4 miles away for all your needs. Being close to the A16 provides excellent road links to, for instance, Peterborough and Stamford, and to the southwest Grantham with its fast service to London (approx. 1 hour) is about an hour’s drive, so too Newark, both just over 40 miles away. The beautiful cathedral city of Lincoln is 30 miles to the west, and 15 miles to the east is the seaside at Skegness. The Lincolnshire Wolds, an Area of Outstanding Natural Beauty with pretty villages and undulating hills, is only about 6 miles north, Lincolnshire Wildlife Park is 9 miles away, and it is just 2 miles to Equiflex – an equine rehabilitation centre, for those with horses in need.

The Tree House Children’s Centre is a nursery school rated Outstanding by Ofsted 3.7 miles (6 mins) from the property. Stickney C of E Primary School and Toynton-All-Saints Primary are both rated Good, both just over 3 miles (about 5 mins) away, and Sibsey Free Primary School is also rated Good and is nearly 8 miles (10 mins) away. For secondary education the old Spilsby Grammar School, now King Edward VI Academy (a mixed school) is rated Good 4.3 miles (8 mins) away, with Boston High School (for girls) also Good 11.5 miles (about 15 mins) away.
