2 bed Flat For Sale £450,000
Cotham Road, Cotham, Bristol BS6

Description
"Living on Cotham Road for the last seven years has been brilliant and it’ll be hard to beat. Living so locally to so many of Bristol’s best areas has definitely been the highlight and i’m going to miss being able to walk to all my favourite spots. I love the bars and pubs of Stokes Croft and Gloucester Road, with a firm favourite The Hillgrove Pub only minutes away. Tinnies by the Harbourside and sunny days in St Andrews Park are summer staples and with the centre of town, Park Street and Clifton being minutes away you feel sort of central to everything. Cotham Road is a friendly community with probably the best newsagents around - Monika's - stocking all the stuff you forgot in the supermarket.
I’ve spent some formative years in the flat and it’ll be sad to move on. The garden has been the perfect sanctuary during lockdown and i’ve loved seeing the garden mature over the years. The late morning light in the kitchen/living area is what sold the flat to me and I love the arches and alcoves. It’s such a great flat for hosting dinner parties, especially BBQ’s in summer."

Cotham Road is at the centrepoint between Cotham, Kingsdown and Redland. With beautiful grand Gothic buildings in amongst both Georgian Bath Stone and Victorian houses. There are many tree-lined roads, with parks and green spaces, perfect on summer days, such as the green at Redland Church or the University Gardens on St Michael’s Hill. The area is highly convenient being placed in between several hugely popular parts of Bristol. To the north is Westbury Park and the green expanse of The Downs, a short walk up Redland Road. Up the road there are a number of independent shops and cafes, Cotham Hill and further to the larger establishments of Whiteladies Road and Clifton. The local pubs include Kingsdown Vaults, The Greenman and the delicious Bulrush. Over to St Michael’s Hill is Beerd, a highly regarded restaurant and Highbury Vaults with real ales and great food. To the south is Bristol City Centre, around a 15/20 minute walk or a short cycle. To the east is Gloucester Road, running through the popular areas of St Andrews, Bishopston and down into Montpelier, lined with hugely popular bars, restaurants and shops. The area is very convenient into or out of Bristol, with Redland train station just around the corner and several bus routes running in the immediate area.

Placed amongst the iconic Gothic Georgian buildings of Cotham Road is this beautifully presented two-bedroom garden flat. To the private front entrance, you have three substantial vaults that make for great storage and have the potential to be rented out. Upon entry to the apartment, you are met with wooden flooring and high ceilings that leads through to the open-plan kitchen-living space. The kitchen comprises a significant amount of hardwood countertop space lining the room, with the over and storage space built into the alcoves. The dining room area links the kitchen and lounge, making this the ideal blend of both relaxing and social space. There are two double bedrooms, both with large sash windows, allowing light to flood through. Out to the private walled-garden, the vendor has put so much time and effort into making it the perfect place, with a patio section looking out onto mature plants & trees, a veg patch, as well as a raised seating area with pergola.
