House For Sale £800,000
Wellsway, Bath, Somerset BA2

Description
Substantial Edwardian home in one of Bath's most popular locations. This elegant family home offers six bedrooms, sitting room, dining room, breakfast room, kitchen, utility room, study, two bathrooms and garden.

“The house was divided into 2 flats and dedicated to student accommodation but we were immediately attracted by the location and the large living space which had lots of potential and flexibility, ” says Helen.

“Every room needed renovating, so we had a blank canvas to start from scratch. We retained a lot of the period features, including the large black marble fireplace in the sitting room, wooden floor boards, cornicing and ceiling roses. We hired a stone mason to renovate the Bath stone range surround uncovered in the breakfast room bringing it back to its former glory. One of my favourite things has been the renovation of the top floor where we installed a shower room and implemented a large opaque window into the stairwell. It’s quite quirky but still within keeping of the period, it doesn’t feel out of place and makes the top floor feel light and airy; we’re very proud of it.”

“The large rooms lend themselves well to entertaining and we’ve had many happy occasions celebrating numerous birthdays and Christmas’s. We like to spend summer out on the patio having breakfast in the morning sun, but our favourite time is in the winter when the house really comes into its own and everyone wants to come to us for parties!”

“We receive a lot of compliments about the dining room. Situated opposite the lounge it’s opulent and dramatic and great for entertaining and dining with our friends and family. It’s a very grand room with a roaring fire which makes you feel nice and snug inside when it’s wet and cold outside.”
Planning permission has recently been granted for a single storey rear extension to enlarge the kitchen offering further flexibility to buyers.
“Outside, the garden has been perfect for us, it’s easy to maintain with lots of fruit trees including pears, apples, plums, well-established shrubs. Our favourite spot in the garden is patio area which is a lovely sun trap and feels almost like an extension of the kitchen.”

“The community is amazing, it’s almost like a little village within Bath! It’s a safe environment to bring up children with a chemist, shops, pub, restaurants and gp facilities nearby. Living on the main thoroughfare into the city has worked brilliantly for us as we never have to drive anywhere! We can walk into town within 10 minutes and the bus routes are fantastic. With regards to parking, the Residents Parking Scheme has really reduced congestion in the area which makes parking easy. Located in an Area of Outstanding Natural Beauty, Bloomfield Green and Alexandra Park are only a couple of minutes’ walk away, with magnificent views over the city. Our children have thoroughly enjoyed the green space in this vibrant part of the city. We have also enjoyed cycling along the Two Tunnels cycle route linking the centre of Bath to the surrounding villages.”

“There’s always plenty to do and the May Bank Holiday weekend showcases the Bear Flat Artists event where people are encouraged to open their homes to display their art, including sculptures and paintings.”

“We’ve lived here for 20 years and we’ve been so happy, we’ve never wanted to move on but our children are now at university and we’re looking to downsize. It’s been a fantastic family home, nurturing us, growing with us and adapting to our needs as our family expanded and got older.
