House For Sale £599,950
Humby Road, Ropsley, Grantham NG33

Description
An extremely light and airy, comfortable family home sits in a very tranquil, over two-acre spot up a gentle hill on the edge of a village six miles from Grantham, benefitting wonderful views over the surrounding undulating Lincolnshire countryside. The four bedroomed house has been well maintained by the owners who have lived here for the past forty years, during which time they have extended it, and created a large, double garage with accommodation above, that perfectly complements the mellow stone house in both style and design.

The house was built by a stonemason for himself and the current owners bought it from him about forty years ago as a far smaller property. They have extended both the house – to incorporate an extra bedroom upstairs and another downstairs as well as a large utility area - and completely built from scratch the double garage with the space above. Dormer windows were added to the house, including one in the garage design to match.

A large sunny area has been set out for growing vegetables, home to gooseberry and blackcurrant bushes, all fully enclosed for protection. An orchard, further behind, yields abundant crops from a variety of fruit and nut trees: A pear, a damson, two plums, cooking and eating apples, two sweet chestnuts, a hazel and two walnuts.

The house has been perfect for summer parties particularly with the south facing rear patio which really captures the sun, the owners hosting 18ths, 21sts, and wedding anniversaries, with up to fifty guests at a time.

There is plenty of storage space; as well as all the fitted wardrobes and cupboards under the eaves, there are two boarded out loft areas in the house with ladders and lighting, and more loft storage in the garage roof.

Both the house and the garage are fully alarmed, and the up-and-over garage doors are electrically controlled with automatic lighting.

Grantham, 6 miles away, has a fast rail service to London Kings Cross (journey time almost exactly an hour), the station just ten minutes’ drive from the property making the location ideal for a London commute.

The property lies on the edge of the village of Ropsley, about 6 miles east of Grantham, in rolling Lincolnshire countryside and is where you find the source of the River East Glen. A lively village, Ropsley has its own excellent primary school, a church and a brand new village hall with cricket and football pitches, a basketball court and children’s play area. Amongst other activities, there’s a running club, and a golf course on the village outskirts. The popular pub, The Green Man, serves food and also operates a post office one afternoon a week! A number of walks in the area run through traditional English woodland, including Ropsley Rise Woods.

In the village, Ropsley C of E Primary School is rated Good by Ofsted, and for secondary education there is a number of excellent schools in Grantham just six miles away such as the grammar schools (requiring the 11+ entrance exams) Kesteven and Grantham Girls’ School and The King’s School (for boys), both rated Outstanding by Ofsted, also, for instance, Greenfields Academy and Walton Academy rated Good by Ofsted. Sleaford, about 10 miles (20 minutes) to the northeast, has St. George’s Academy, Carre’s Grammar School, and Kesteven & Sleaford High School (for Girls), all rated Good, whilst Bourne Grammar School is rated Outstanding and is 17 miles away (about 25 minutes).
