Description

The land is as shown as edged red on the attached plan and extends in total to approximately 30 acres (12.14 hectares) with long frontage to and access off Gambols Lane which runs along the eastern boundary.

The land is undulating in nature and slopes upwards from the entrance gateway off Gambols Lane towards the A53 to the west. In recent years the land has been grazed by cattle & sheep and the majority has also regularly been mown for hay/silage. The external boundaries are a combination of post and wire fences some of which have recently been renewed by the present owner and dry-stone walls. A stream runs partially along the northern and eastern boundaries providing a natural source of water for grazing livestock.

Soil Type

According to the Cranfield Soil and Agri-food Institute (Soilscapes of England & Wales), the soil is classed as “Soilscape 16 ” described as very acidic loamy upland soils with a wet peaty surface, suited largely to growing of grass and the grazing of livestock.

Wayleaves, Easements And Rights Of Way Etc.

There are three public footpaths that pass through the property as marked on the plan.

Near to the western boundary there is a water meter and a length of private water supply pipe that serves the vendors retained property known as New Cottage as shown by the blue line on the plan.
