House For Sale £750,000
New Dover Road, Canterbury, Kent CT1

Description
This delightful detached 1930s family home has clearly been loved by its present owners. It is set well back from the road on a large corner plot and approached via a block paved pathway flanked by a lawn and flower borders leading to the beamed porch and attractive front door. It exudes charm and character even before you cross the threshold. Once inside, you can appreciate that, although the owners have sensitively updated the property, it still incorporates lovely period features. These include the original pine flooring that flows throughout the house together with picture rails, original wood doors with art deco handles as well as high coved ceilings in many of the rooms. There is a large and welcoming hall that leads to the main rooms on the ground floor, including a stunning front reception room which is currently laid out as a dining room and is ideal for large family gatherings at Christmas and other celebrations or for more formal entertaining. It has also been used for studying, working from home and practising yoga. It has a delightful Victorian style fireplace, fitted shelving and a really large bay window looking out onto the tree-lined green beyond. The rear reception room is a lovely light and bright room with a big bay window incorporating floor to ceiling windows and French doors to the paved terrace and rear garden. Once again, a Victorian cast iron fireplace with tiled inset is a lovely feature. The contemporary kitchen with its walnut work surface includes attractive cream units housing a gas hob, two built in ovens and a microwave as well as an integrated fridge, freezer and dishwasher. There is also a large walk-in larder and plenty of room for a table and chairs as well as an adjacent cloakroom/utility room and access to the garden. Off the light and airy galleried landing on the first floor there is a contemporary family bathroom and separate cloakroom as well as three double bedrooms, including the main bedroom with a wall of mirrored sliding wardrobes, another with fitted cupboards and the third currently set out as a useful office. There is access to the partially boarded attic that provides plenty of additional storage.

What the Owner says:
“We moved here fifteen years ago and fell in love with the house the minute we walked through the front door. We loved the large, airy rooms and high ceilings. It did need quite a lot of tlc and over the years we have replaced the roof and windows and installed a new bathroom, cloakrooms and kitchen as well as upgrading the plumbing and electrics. However, as the house is on a generous corner plot, it could easily be extended and we had plans drawn up and approved to add more bedrooms, en-suites and an extended kitchen. Although these were never implemented, the potential is still there and we are happy to pass the plans on to the new owners. The house has been such a wonderful family home for us and a joy to live in. We love the location which is on a quiet parallel side road. Set back from New Dover Road, it has the feel of a friendly village community, but we also have all the advantages of quick access to Canterbury and can walk to Waitrose in ten minutes and the city centre in under fifteen. There is also a lovely farmland walk from our front door. If we want a change, a short drive gives us a huge choice of beautiful walks in the Kent countryside or on the coast.
