Crofthandy is situated approximately equidistant between the North and South Cornish coasts, just outside the village of St Day. The land has vehicular access off Trewelm lane.

The land comprises two enclosures extending in all to approximately 1.31 acres or thereabouts and is accessed of Trewelm Lane. The land is bordered by a public footpath on the north and western boundaries and farmland to the south and east. The land is laid to pasture and recently been used for grazing of horses. Within the land on the northern edge is a traditionally constructed 13m long agricultural barn with potential to convert to alternative uses, subject to obtaining the requisite planning consent. Nearby, there is a timber constructed storage building.

Method of sale – formal tender
The Land and Buildings are to be sold by Formal Tender, with a tender deadline of 2pm on Thursday 10th June 2021. All offers to be delivered to the solicitors, Nalders, North Wing, Bickland House, Bickland Water Road, Falmouth TR11 4SB in a sealed envelope clearly marked ‘Tender for Land off Trewelm Lane.

A digital copy of the formal Tender Pack will be available from the Agents. The pack will contain the legal documentation with regard to the property, as well as useful further information including searches.

In order to conform with Money Laundering Regulations all tenderers are required to provide two forms of identification - certified photographic id (Passport or Driving Licence) and proof of current address (recent utility/Council Tax/bank statement).

When submitting a tender on 10th June before 2pm, a deposit cheque equivalent to 10% of your offer will also be required, payable to Nalders Solicitors. Whilst the vendor is not obliged to accept the highest or any offer, if one of the offers is accepted, the solicitor will sign the Tender / Memorandum of Sale whereby there will be a legally binding agreement with Exchange of Contracts taking place. Completion will take place on Thursday 8th July 2021 or an alternative date by agreement.
