Situation
The Gables enjoys an appealing yet very accessible setting in the rural area known as Clinterty, a short distance to the west of the City of Aberdeen.

Aberdeen itself provides a wealth of amenities and facilities such as a theatre, two universities and shopping facilities far surpassing most other cities of its size. In addition, Aberdeen has a mainline railway station providing inter-city and sleeper services to the south and also an airport operating regular flights to London and other UK cities, as well as overseas destinations.

The property is notable in enjoying a rural location with accompanying land and yet being in close reach ( mile) of the A96 and the interchange onto the A90 city by-pass—both arterial routes for the region. Stations on the main Aberdeen to Inverness rail line are available at both Kintore and Dyce and Aberdeen International Airport is situated on the outskirts of Dyce. The Gables is therefore exceptionally well connected for a property of this type.

A number of other smaller settlements lie close-by and provide more readily available services such as Kinellar Primary School at Blackburn (with secondary schools at Dyce and Westhill) and remarkable out-of-town shopping available a short distance to the south at Westhill. The settlements of Dyce, Kintore & Inverurie are all close at hand and provide further options.

The Gables enjoys numerous opportunities for outdoor activities on its doorstep. The property neighbours with Tyrebagger/Kirkhill Forests where a network of woodland trails exist and plenty more are close at hand in the numerous woodlands and public spaces on the outskirts of the City.

Other areas are laid to lawn and a seating area maximises the evening sun. All of which has been thoughtfully planted and carefully tended—as such the exterior of the property is very attractive.

Outbuildings
Adjoining on the house’s western gable is the former stable, which is now used as a useful utility outhouse with loft space above with staircase access. To the south side of the house is a large tarmacked parking area/yard which can hold several cars and is accessed by two driveways—one to the east and another to the west. In the corner of the yard is a double garage/workshop and access gateway onto the adjoining land.

Land
The land at The Gables extends to 3.15 ha (7.78 acres) or thereby and is laid out to the south of the house in two good sized fields and a bank of open woodland.

The ploughable land is predominantly classified as grade 4(2) by the James Hutton Institute and is currently sown to grass. Extending to approximately 5.8 acres, the ploughable land currently contains a good ley of grass and both fields are well equipped with post and barbed wire fencing, hung gates and water trough. Whilst access to the fields can be taken from the house’s yard, roadside access is also available separately to both fields.

A bank of open woodland, extending to approximately 2 acres lies in the south of the property and contains a number of mature trees and open ground. The views from the top of the bank here are wide and far reaching over the surrounding countryside.

Overall, the format and nature of the land at The Gables lends its self extremely well to the keeping of livestock or equestrian use.
