2 bed Flat For Sale £2,000,000
Plantain Place, London SE1

Description
Plantain Place represents a truly unique interpretation of the warehouse form. Configured across two units around a peaceful courtyard near Borough Market, the expansive live/work residence incorporates the finest contemporary materials in the service of space, light, volume and flow. Designed by award winning architects Mary Duggan and Joe Morris, these spaces perfectly exemplify their joint practice’s fluency in bright, flexible interiors that celebrate their materials in a smart, understated style.

The Tour

Plantain Place is a tranquil residential mews set back behind two substantial former Victorian residences, a short walk from Borough Market and London Bridge. A cobbled stone path leads up to a peaceful courtyard laid to brick, around which the former warehouse building is configured. The original structure was built in 1880 and many of the industrial features remain intact within the fabric of the building, including ceramic-faced brickwork, large sections of factory glazing and high ceilings.

The ground floor is currently designated as live/work space and is home to Browns, a design studio run by artist Jonathan Ellery. In more recent years this studio space has also been home to Browns Editions, a publishing arm specialising in collectable artists’ publications.

The ground floor spaces extend to over 1,000 sq ft with polished concrete underfoot and large sections of glazing to the courtyard, which Ellery has filled with plants and potted trees. The internal space is largely modular and allows the studio to adapt and morph within it. It is bathed in natural light which resounds off white steel pillars, exposed brickwork and a centrally positioned modular unit containing a WC and significant amounts of storage space. A small rear extension has created a linear skylight, drawing further natural light into the back of the plan, while the studio’s galley kitchen is positioned towards the front. A birch-ply staircase leads up to a mezzanine library with built-in bookshelves and a drafting table.

The first floor live/work space comprises an artist’s studio and accommodation extending to approximately 860 sq ft, where the same approach to flexible and open interiors is evident. While the industrial architectural features remain, they have been softened slightly. The kitchen and dining room are arranged in an open-plan, with a long section of fitted bookshelves linking the two spaces and glazed doors to a private balcony at the rear. Birch-ply runs underfoot throughout. The plan bends round to reveal a secluded workspace in front of a metallic wall, ideal for hanging works in progress. There is also a large double bedroom and a bathroom on this floor.

The Area

Plantain Place is situated in the heart of Borough, an area now synonymous with an ever-growing international food scene, and an array of excellent restaurants and pubs. Borough Market is a short walk to the north and is home to Monmouth Coffee, Jame’s Lowe’s bakery and modern European restaurant Flor, Neal’s Yard Dairy and a vast array of independent stalls and traders. Slightly to the west is Bermondsey Street, known for some of London’s finest restaurants, pubs and cafes, including 40 Maltby Street, Casse-Croûte, WatchHouse Coffee and the renowned St. John Bakery. Tate Modern, Shakespeare’s Globe theatre, White Cube, and all the South Bank has to offer are within easy reach.

Plantain Place is located just four minutes from Borough station (Northern Line) and a short walk to London Bridge (Northern, Jubilee and National Rail) and Southwark (Jubilee). The City can be reached by foot in under 20 minutes.
