Description

A semi detached three bedroom house set in an expansive garden plot with considerable potential to adapt/enhance the existing accommodation.

Ideal for family living, this well maintained Winterbourne home is understood to have been built in 1964, and is constructed of mellow brick elevations, cavity filled, all under a pantile roof. The property has been considerately extended to the rear to provide a home office as well as a garden room/orangery. All mains services are appointed, with gas fired central heating supplying panel radiators. The existing accommodation of three bedrooms, family bathroom, fitted kitchen opening to sitting room, office, reception hall with cloakroom and garden room could very easily be added to via a loft conversion or, indeed as many other properties in this location, by way of an extension to the gable end wall. This would be all subject to the requisite planning and building consents.

Outside:
The front garden is laid to lawn with retaining timber garden fence. A tarmac and block paved driveway provides off street parking for as many as four vehicles. There is also a detached prefab garage with up and over door. The wholly south facing rear garden is of a good size, and laid to lawn with close boarded fencing surrounding. There is a pathway leading to the detached timber garden chalet, ideal as a home office, work studio or as is, a bicycle store.

The accommodation as detailed in the accompanying floor plan, and illustrated by our commissioned professional photography has to be seen to be fully appreciated. Therefore, to arrange a viewing appointment that is fully compliant with the Covid-19 Regulations, as outlined by the Ministry of Housing, please do not hesitate to contact Rowland Gorringe in Lewes.

Location

Valley Road is a popular residential cul-de-sac conveniently located to the south/west of Lewes town centre, within immediate walk of the Winterbourne convenience store. Lewes is affectionately described as a small town with a big heart. Historians believe the name derives from the Old English ‘hlaews’ (‘hills’ or ‘mounds’) as Lewes is built into the slopes either side of the Ouse Valley. It was here that Simon de Montfort fought the Battle of Lewes against the King and where Tom Paine, author of ‘The Rights of Man’ once lived. Lewes has long been known for its spirit of independence and the inhabitants are proud of its significant history stretching back to Saxon times. There are lots of things to do in and around the county town. Lewes is a great place to shop with so many independent, antique and quirky shops. It’s also the perfect place to stop for a bite to eat or a drink in one of the eclectic number of pubs. Lewes also boasts a working brewery situated in the heart of the community on the banks of the Ouse. Commuters abound with mainline railway station (London/Victoria just over the hour) found at the bottom of Station Street, which in turn leads off the High Street. There are three supermarkets, the acclaimed independent Depot cinema, leisure centre, tertiary college, along with well attended primary and senior schools. The Universities of Sussex and Brighton and the coast at Brighton are found 6 and 9 miles away respectively and the famous Glyndebourne Opera House is about 4 miles away on the outskirts of Ringmer. The Downs and local countryside are a paradise for walkers, cyclists and nature lovers. Lewes is situated just off the South Downs way and within the magnificent South Downs National Park
