House For Sale £1,435,000
St Mary’S Road, Nunhead SE15

Description
Fabulous four bedroom, two bathroom terraced house over three floors, which has been beautifully-renovated under its current ownership, and which boasts a whopping architect-designed rear extension, plus an enormous master suite (to the second floor). The house measures in at 1979 square feet - giving you lots of square feet for your buck.

Accompanying the house you’ve got a tidy front garden with off-street parking, plus a delightfully-sunny landscaped rear garden (south-west in orientation - whoop!) extending nearly 60 feet.

Find your new home on a wide and tree-lined residential Nunhead street, placing you just a six minute walk from Nunhead Station, and an eight minute one from Queens Road Peckham Station (Overground services as well as regular ones from here).

You’re also close to Nunhead Green Conservation Area - which takes in Nunhead’s well-stocked independent high street and village-style green.

In your front door and you open into a wide hall where the high ceilings set the scene nicely. To your right you’ve got a double reception; these through-rooms are over 14 feet by over 13 feet, and over 13 feet by nearly 12. Built-in alcove storage, solid oak floors, custom-made shutters, and two marvellous marble fireplaces impress; the one in the front reception hosting a wood-burning stove.

You can access the large rear extension via the second reception, or from the hall. The hall area beyond the stairs has your cellar door and two big storage cupboards (original to the house).

Open the door here at the foot of the hall, and first on your left is a neat guest w.c. With sliding door. To your right is a handy utility with plumbing (and sliding door again). The thoughtfully-composed kitchen/dining room stretches over 25 feet and delivers incredible ceiling height, big skylight windows, and on-trend Crittall glazing too. The fitted kitchen’s a timeless Shaker-style beauty (in a navy hue) with large island and ceramic Butler sink, teamed with generous stone worktops.

The garden’s a total dream! There’s a large paved area near the house (large profile tiling seamlessly matching the interior tiling) then you’ve got three steps up to a healthy and sizeable lawn with borders.

The first floor has two generous double bedrooms (both with alcove closets and shelving), a big single bedroom - of over 10 feet by over 7 feet, and the property’s main bathroom. A free-standing bath, independent shower, frosted sash window and traditional-style fittings bring out the smiles.

The second floor is an impressive loft conversion - you’ve got a gigantic oak-floored bedroom here (the size of two double bedrooms - stretching 20 feet to your Juliet balcony and garden vistas), and a swish contemporary shower room. There are loads of built-in closets, and you’ve also got accessible eaves storage (great for suitcases and such).

Nunhead station has London Victoria trains, and Thameslink trains as well (Farringdon, Blackfriars). It also puts on a nice skyline view from the platform.

Or you can stroll north to Queens Road Peckham station (also Fare Zone 2) for London Overground services. Canary Wharf is easy via Canada Water, also destinations such as Clapham Junction or Shoreditch High Street.

Nunhead has a Victorian library, central green, playground and community centre (by aoc architects), and excellent established staples which include Ayre’s bakery and Soper's wet-fish shop. Newer popular arrivals include El Vermut, Mother Superior bottle shop, Goodcup, and 28 Well Hung. A new Co-Op has also recently opened (giving Nunhead a second cash point!).

The Old Nun’s Head is a reliable local, and Peckham Bazaar is a big favourite of ours (pan-Balkan menu) on nearby Consort Road. Kudu (South-African) restaurant on Queens Road - and Smokey Kudu for cocktails after - is a top-notch evening out. You’ll also find Beer Rebellion, Mamma Dough and Blackbird Bakery on this little stretch by qrp Station.

SE15’s already firmly on the des-res map, but there’s even more to come - for example The Peckham Coal Line linear park.

Central Peckham and cool (and recently-pedestrianised) Rye Lane is an under-15 minute walk, for such delights as Peckham Levels and The Bussey Building & Copeland Park complex, plus Market Building and various markets.

Walk another 5 minutes to Bellenden Road with its independent high street, and lovely shops, cafes and restaurants - examples Artusi, Ganapati, Anderson’s, Flock & Herd and Review book store.

It’s a short stroll to Telegraph Hill's gorgeous parks with good views and a weekly Farmers’ Market (Saturdays from 10am) and also Peckham Rye Park and Common’s 113 acres. Nunhead Cemetery is a beautiful Victorian one - one of ‘The Magnificent Seven’ - with beautiful big trees and loads of history!

For more options, Peckham, Camberwell, New Cross, Deptford, Brockley and Greenwich are all but a short journey.

Little ones? Banana Moon Day Nursery is well-liked, as are Edmund Waller and Ivydale primaries.
