1 bed Flat For Sale £300,000
Coppermill Lane, London E17

Description
A perfectly formed one bedroom apartment on the raised ground floor of a purpose built development, close to Blackhorse Road in a glorious natural setting and superlative decorative order, with generous living spaces and secure parking. This is a real gem of a first home in a truly covetable spot.

You'll be overlooking the placid waterway of Dagenham Brook and Walthamstow Wetlands beyond, with beautiful views you'll never tire of. You're half a mile from the entrance to this splendid nature reserve, so always close to some of the best walks in town. And with Blackhorse Road just a thirteen minute stroll away, you can enjoy the serene sensation of being in the countryside without sacrificing easy access to the bustling city.

If you lived here…

You'll step into your hallway, turn to the right and find your bedroom. It's almost 140 square foot of relaxing space, with lots of natural light and soft grey carpet underfoot. Next along is your forty square foot bathroom, part tiled in bright white metro. There's a concealed cistern toilet and shower over the tub, as well as a generous amount of built-in storage so you'll have no trouble finding a place for everything..

Back through the hall is your lounge, offering over 175 square foot to spread out in. Engineered flooring lies underfoot, there's a large double-glazed window to admire the view, and the walls are a neutral cream topped by cornicing. To the left you'll find your seventy square foot kitchen, with dark grey tiling underfoot and warm wood fronted units. Plenty of natural light here too, and of course that gorgeous vista to admire.

With Blackhorse Road so close by and the Victoria line so speedy, you could be at Kings Cross in half an hour door to door. St James Street is only nine minutes from you, for an equally zippy trip to Liverpool Street. Closer to home you've also got more green space in the shape of playing fields on your doorstep, and lovely St James Park is only an eight minute walk. St James Street itself has everything you need, and Walthamstow High Street is under ten minutes from you too.

What else?

- Take a twenty minute stroll to Argall Way and stop in at the Lighthaus Cafe and shop, for everything from natural wine and organic cheese to superlative homemade soup and sourdough.
- There's a nice long lease on this property, so no worries there.
- Your new local is The Untraditional Pub, home of local Pillars Brewery at the Crate hub in St James Street, where you can sample their fresh take on lager as well as a wealth of world beers.

A word from the owner....

"I loved living here, and am gutted to be leaving everything that it offered. It was quiet, but still within walking distance of everything you could need, and with tubes every couple of minutes there was no need to worry about getting home. At the weekends I loved how close I was to the marshlands, river and Olympic Park.

Having an underground parking space also meant it was easy to hop out of London for a day trip and not have to worry about squeezing on to a crowded London street when we got home."
